The Town of Severance comprehensive plan identifies this area as rural residential, which allows land use and density consistent with the proposed revised PUD. The Town of Severance offers no objections to the proposed PUD. The Town of Severance comprehensive plan and land use code anticipates and encourages rural residential development similar to what is proposed, and allows significant creativity for rural residential development. Seeing that the International Fire Code that was adopted in 2008 is still adopted as of the time of this letter, the previous requirements are sufficient at this time. The previous letter stated the Fire Department has no concerns with the completion as long as the fire hydrant condition is met stating that no hydrants will be located more than 1000' from the farthest point of a habitable structure. If anything changes with the design or with the adoption of a new code prior to construction of this project at any point,this issue will need to be readdressed.
