It is our intention to construct an approximately 7,000 square foot building, containing approximately 2,500 square feet of office space and the balance consisting of shop and storage. It would be our intention to landscape the area surrounding our office to create an attractive corner element. We would like to install secure and private fencing behind which we would use the area to store heavy equipment, forms and construction supplies to support our heavy/highway construction business. Present and future impacts on the existing adjacent zone districts, uses, and physical character of the surrounding area; • The physical character of the surrounding area is primarily commercial use. A repair garage, hydraulic repair shop, construction supply business,a distillery, and a church make up the adjacent businesses. Within the same block are(2) restaurants and an equipment implement dealer. It is not apparent that the rezoning would have any impact on the existing businesses. Impact of the proposed zone on area accesses and traffic patterns; the site each day. The proposed use will have 5-10 full timepersonnel working and commuting to y P P Material deliveries are minimal because typically they are made directly to the jobsites. Any delivery of equipment for repairs or storage is on an as needed basis and is estimated to average 2-3 deliveries per week or less. Access is off of Road 9.5 and will have minimal effect on area accesses and traffic patterns. • • Availability of utilities for any potential development; The following agencies have been contacted for utilities: Little Thompson Water District-tap is available for the site Saint Vrain Sanitation District-tap is available for the site United Power-power is available to the site Source Gas-natural gas is available to the site Present and future impacts on public facilities and services, including, but not limited to,fire, police, water, sanitation, roadways, parks, and schools; • Our proposition would have little to no impact on the Town's services and/or infrastructure. The use will be similar to our existing use currently in the business park. The relationship between the proposal and the Town Comprehensive Plan; Because of the limited access to the area,it will be difficult to place an access sensitive business or multiple business complex on this site. As a proposed single user, the limited access can be overcome and the property be put to a good and proper use.The proposed office facility for the site will be located at the corner of Hwy 66 and Road 93 and with landscaping will offer an appealing appearance to the area. • Public benefits arising from the proposal; • • Additional tax revenues will be generated for the benefit of the Town of Mead from the purchase of high dollar heavy equipment used by the business • The addition of several full time employees at this facility to the Mead community patronizing local businesses and restaurants • The opportunity to have a responsible, quality, multi-generational business that has participated in the building of roads, bridges and highways throughout the State of Colorado • 40-60 permanent well compensated jobs in the area • • Town of Mead ead 441 Third Street P.O.Box 626 970-535-4477 Wind.,,n Lade row Mead, CO 80542 www.townofinead.org ZONING AMENDMENT TECHNICAL CRITERIA FORM Project Name Zak Dirt.
