PLANNING COMMISSION RECOMMENDATION
June 5 , 1979
2. It is the opinion of the Planning Commissionthat the proposed
use will be located on land which is not considered to be prime
agricultural land. The SCS Soil ' s Classification of the area
under consideration indicates the soils on the site are
predominantly Class III , IV and VI irrigated and non-irrigated
soils with reference to the agricultural capability classification.
The SCS capability classifications indicates that Class III
soils have severe limitations that reduce the choice of plants,
require special conservation practices, or both. Class IV soils
have severe 'limitations that reduce the choice of plants and
require very; careful management . Class VI soils have severe
limitations 'plat make them generally unsuited to cultivation and
limit their 'use largely to pasture or range, woodland, or wildlife
food and cover.
3. It+ is the opinion of the Planning Commissionthat this request is in
compliance with the provisions of Sections 3 . 3 .D. (2) of the
Weld County Zoning Resolution which states :
"The Planning Commission and Board of County Commissioners
shall consider the following in making their determination
in approving or denying a Conditional Use Pemit :
Compatability with the surrounding area, harmony with the
character of the neighborhood and existing agricultural
uses, need for the proposed use, its effect upon the
immediate area, its effect on future development of the
area and the health, safety and welfare of the inhabitants
of the area and the County. "
This determination is based upon the following responses from the
referral entities listed below. Each of the following referral

Greeley, CO 80631 Re: CUP-48-79:8 - Darrell and Donna Uhrig
Dear Chuck
We have reviewed this application and make the following comments: '
1 . The soils information is from the Weld County Soil Survey
done by the Soil Conservation Service. The soils are
classified as Vona loamy sand and Olney loamy sand with
an agricultural land use classification of Class III & IV.
These soils are ideal for the proposed use. Care should
be taken in the design of the swine confinement area to
properly dispose of any content-ration of livestock waste.
l
2. Septic tanks should function properly in this type of soil ,
but a percolation test would be necessary to design the
leach' field.
3. The, site is not located in a 100 year floodplain.
4. There are no major irrigation ditches located on the }
property.
The proposal has no real conflicts with our interests.
Sincerely, f
Edwin Anderson

CONDITIONAL USE PERMIT FOR
A SINGLE FAMILY RESIDENCE
We have reviewed the site plan and supporting documents for the above
conditional use permit application. Windblown deposits of sand and
silt are known to exist in this area, and excessive differential
settlement could occur beneath foundations unless proper precautions
are taken. ;Therefore, we recommend that the owners consult with a
qualified sails engineer to determine an appropriate foundation design.
Available information indicates that this.-site has not been undermined.

EXHIBIT "B"
We the owners of forty acres in Section 18 of Weld County are applying
for a Conditional Use Permit for the purpose of a family residence in order
to make this property productive and profitable to us.
We intend to farm said property to raise feed for a swine farrowing
operation. We intend to raise approximately thirty (30) sows.
We have owned and managed such an opperation in past years with good
success and can find no reason we cannot make this parcel of property do
the same.
Records and buyer referances could be obtained to substantiate what
we intend to do,.
In order to proceed with our plans we are applying for this permit
in order to build our residence on this forty acre tract.
0ur application for a domestic water well permit is in process with
the Colorado Division of Water Resources in Denver Colorado. The permit
is in accordance with attached sheets.
We intend to use a septic system for disposal of sewage from our residence
which has been tested and approved by the Weld County Health Department.
The waste from livestock will be spread on farmed ground for fertilizer.
