CHANGE OF ZONE/ REZONING QUESTIONAIRE
1. The property is currently zoned residential R-1 and is not being used for agricultural purposes.
Rezoning of this property will not hinder future agricultural enterprises.The property is
currently adjacent to as much commercial/industrial zoning as it is residential.
2. The properties adjacent to the west side are zoned C-3 and I-M( Dale Jay Trucking which is in the
City of Greeley).The properties north of the NCTC property are zoned C-3 and I-M(In the City of
Greeley). The properties on the east and south side of the NCTC property are residential,
however the property on the east side is presently undeveloped.
3. The property has an existing leach field that will remain unchanged.The leach field permit

I've looked over the access to the above address and discussed the site with Eric Wernsman, representative for
the applicant. Based upon the information provided, CDOT consider the access to be a legal, grandfathered
access. Provided no changes to the volume of traffic using the access is proposed, CDOT has no further
comment.
