The parcel of land under consideration is described as Pt . Section 10 , T4N, R65W of the 6th P .M. , Weld County, Colorado. This property is located 1 mile northeast of the town of Kersey. This property contains approximately 128. 44 acres of Class II , III , IV, and VII irrigated soils . The request is to split the property into parcels of 127 .44 acres and 1 . 0 acres . As indicated in a letter dated November 28 , 1978 , it is the applicant ' s desire to sell the 1 . 0 acre parcel with improvements . The applicant has stated that the improvements on the 1 . 0 acre site are a liability to the agricultural operation due to problems with maintenance, etc. The ap- plicant will continue to farm the balance of the property. There are currently two residences and outbuildings located on the 127.44 acre parcel . Based upon the information submitted and the adopted policies in the County, the Department of Planning Services staff recommends the request be approved for the following reasons : 1 . The proposed split conforms with Section 9-2 of the Weld County Sub- division Regulations (intent clause of the recorded exemption pro- cedure) , Section 3 . 3 A. of the Weld County Zoning Resolution (intent clause of the Agricultural Zoned District ) , and the Weld County Comprehensive Plan in that each parcel does have an existing set of improvements . The use will be compatible with surrounding agricul- tural uses . The request will allow agricultural and related uses to be the predominant land use . The well on the portion I wish to divide off furnishes that set of improvements only. The septic system which was new in 1971 also is for that set of improvements only.
