APPROVED
Subdivision Exemption is approved in accordance with information submitted
in the application and the policies of the County. The Department of
Planning Services has determined through its review that the standards of
Section 9-3 E. of the Weld County Subdivision Regulations have been met.
The applicant shall submit a mylar plat to the Department of Planning
Services to be recorded in the office of the Weld County Clerk and
Recorder. The plat shall be prepared in accordance with the requirements
of Section 9-3 C. (4) of the Weld County Subdivision Regulations. The plat
shall be submitted within sixty (60) days from the date of approval by the
Department of Planning Services. The applicant shall be responsible for
paying the recording fees.

Dear Mr. Grubb;
Please find enclosed a completed Application For Subdivision
Exemption for you review and a $300 check for the application fee.
The purpose for this request is to enable us to combine two
parcels of land which we own. We purchased Parcel A, May 5 , 1988
as evidenced by attached Special Warranty Deed recorded May 6, 1988
in Book 1195 at reception number 02140341 . This parcel consisted
of Lots A + B of Recorded Exemption number 0711-33-3-RE664 and
attached Exhibit A "BEFORE", Legal Description Parcel A consisting
of 51 . 6 ac. This purchase EXCLUDED a parcel of land described as
Lot B of Recorded Exemption number 0711-33-2-RE733 which contains
the Mason Reservoir located in the N W 1/4 of said section 33 .
On February 4, 1992 we purchased Parcel B as evidenced by
attached Warranty Deed recorded February 4, 1992 in Book 1325 at
Reception number 02277168 . This parcel contains approximately 24 . 3
acres .
The purpose for our request is to enable us to combine the
majority of Parcel B with Parcel A. The remaining portion of
Parcel B consists of 5. 3 acres including the existing improvements .
We purchased this property in order to gain access and use of the
grassland located on the northern most portion of the Parcel S
property. This area fits into our existing livestock operation and
will allow better utilization of the property. We do not wish to
retain the improvements , thus have decided to sell them and retain
the northern part of the parcel which necessitates this request .
The benefits derived from this request will provide excellent
protection for our livestock due to the existing mature trees . The
northern portion also provides good grazing due to the subirrigated
nature of the area below the Eaton Ditch and the elevated area
above the ditch which tends to be a dry area ideal for calving .
The added benefit derived by re-uniting of these parcels also will
allow for easier irrigation after relocating fences so they are
situated where water flows can be compatible with the lay of the
land rather than on property boundaries .
The remaining Parcel B ( Improvements) will provide an ideal
tract for people desiring to live in rural Weld County. These
improvements are located on paved WCR 74 and have a very good view.
As evidenced by recent activity, the improvements are being updated
extensively by replacing the roof and repairing the foundation and
septic system, all adding to the general appearance of the
neighborhood. In summary, this request will allow the grassland to
be put to a beneficial use of grazing and the remaining Parcel B to
be used as rural tract for family enjoyment .
