The buildings totals 1,400 sf and was built in 1984. RPM Properties RLLLP is the owner. Elite Property Service Inc is their tax agent and is petitioning for them for a reduction in value for 2013 from $373,000 or$245.00/sf to$140,000 or$100.00/sf.The petitioner has provided 3 comps but they are not mini lubes with national branding.They are small service garages. The owner also has purchased another mini lube in Greeley with a sale date of 1/24/12 for$900,000 or $393.70/sf. Market Approach: Comparable sales support values in the $300/sf range for sales in the data period of 1/1/2011 to 6/30/2012 for 2013 assessment . Cost Approach: Due to the age of the buildings this approach was not used but was considered. Income Approach: Using Realtec's data, the average cap rate for the 2012 and 2013 time period is 8.5%with an 1%vacancy and using lease information from a Grease monkey in Windsor the dollar per sf is$26.14.This calculates to a value of$280,000.
