WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Commissioners of Weld County, Colorado has reviewed the request of Earl and Luella Anderson for an exemption from the definition of "subdivision" and "sub- divided land" in Section 30-29-101 (10) , CRS 1973, as amended, and Section 2-1 of the Weld County Subdivision Regulations, and WHEREAS, the Board of County Commissioners finds that Earl and Luella Anderson are the owners of a parcel of land in Part of the West Half Southwest Quarter of Section 18, Township 6 North, Range 65 West of the 6th P.M. , Weld County, Colorado, being more particularly described as follows : A tract of land located in the West Half of the South- west Quarter of Section 18, Township 6 North, Range 65 West of the Sixth Principal Meridian, Weld County, Colorado and being more particularly described as follows: Commencing at the West Quarter Corner of said Section 18 and considering the West line of said Section 18 to bear South 00°00'00" East with all other bearings contained herein being relative thereto; Thence South 00°00'00" East along said West line, 1146.34 feet to the True Point of Beginning; Thence North 90°00'00" East, 160.63 feet; Thence South 04°02'36" Fast, 146.36 feet; Thence South 90°00'00" West, 110.95 feet; Thence South 00°00'00" East, 34.00 feet; Thence South 90°00'00" West, 60.00 feet to a point on the West line of said Section 18; Thence North 00°00'00" West, 180.00 feet to the True Point of Beginning; Said tract of land contains 26,245 square feet and is sub- ject to a road right-of-way being 30 feet in width along the westerly line of said tract and as shown on this plat, resulting in a net area of 20,845 feet. Earl has lived in this house all of his life. Luella and Earl have lived there all of their married life. Presently the house is owned jointly by Earl, Luella, Clarence, and Lucile Anderson. Clarence and Lucile are building a house on an acre parcel adjoining this property. Since Clarence and Lucile will own their own house, Earl and Luella would like to buy their share of the existing house from them. In order to do this, it will be necessary to secure a loan using the house as collateral. However the loan can't be obtained until the deed to the house is recorded. The frame house on the farm,which is now occupied by Clarence and Lucile, will remain with the farm to be used as living quarters by the tenants who farm the land. Since the house in which we, Earl and Luella, are living is already existing, we would greatly appreciate your giving your approval to our filing for a recorded deed.
