WHEREAS, it has been determined by the Board of County
Commissioners, Weld County, Colorado, that a certain tract of land,
being the property of James S. and Winona R. Barclay, Rt. 2,
Platteville, Colorado, and more particularly described as follows:
Section 27, Township 3 North, Range 66 West
of the 6th P.M., Weld County, Colorado, being
more particularly described as follows:
Beginning at the Southwest Corner (SW Cor) of
said Section 27, and considering the South line
of said Section 27, as bearing North 90°00'00"
East, with all other bearings contained relative
thereto;
Thence North 90°00'00" East, along the South
line of said Section 27, 5325. 61 feet to the South-
east Corner (SE Cor) of said Section 27;
Thence North 00°36'05" East, along the East line
of said Section 27, 5285.46 feet to the Northeast
Corner (NE Cor) of said Section 27;
Thence North 89°57'12" West, along the North line
of said Section 27, 5359. 17 feet to the Northwest
Corner (NW Cor) of said Section 27;
Thence South 00°13'59" West, along the West line
of the Northwest Quarter (NW-1-) of said Section 27,
2622. 15 feet to the West Quarter Corner (W- Cor)
of said Section 27;
Thence South 00°14'30" West, along the West line
of the Southwest Quarter (SW**-) of said Section 27,
2667.43 feet to the Southwest Corner (SW Cor) of
said Section 27, also being the Point of Beginning;
Said described parcel of land contains 648.454
Acres, more or less,
does not come within the purview of the definition of the terms "subdivision"
and "subdivided lands" as set forth in CRS 106-2-33 (a) and (b) 1963, as
amended, and
WHEREAS, the Board of County Commissioners of the County of
Weld, State of Colorado, desires to exempt this particular division of land
upon the recommendation of the Weld County Zoning Administrator for the
reasons as stated and pursuant to its authority under CRS 106-2-33 (d),
1963, as amended,
NOW, THEREFORE, BE IT RESOLVED, that the hereinabove de-
scribed tract of land owned by James S. and Winona R. Barclay, Platteville,
Colorado, be exempt from the definition of the terms "subdivision" and
"subdivided lands" as provided for in the new Weld County Subdivision Re-
gulations at Section 2-1 A., (3) adopted August 30, 1972, as amended.
The above and foregoing Resolution was, on motion duly made and
seconded, adopted by the following vote on the 11th day of February,

Dear Sirs:
The attached application, plat, and other items are in reference to
a request, by James S. and Winona R. Barclay, for a recorded exemption.
The parcel in question contains approximately 648 acres el agrieuttura7
dryland. The proposed split would contain 12 acres, more or less.
Based on the information submitted and Weld County Regulations, the
Planning staff recommends approval for the following reasons.
1 . Complies with the Weld County Comprehensive Plan in-so-much as it
promotes agricultural use.
2. Conforms with the intent clause of the Weld County Subdivision
Regulations, Section 9-2, in-so-far as non-productive lands
will be developed for a higher use.
3. All requirements for recorded exemption have been met.
