OF TAXES - ADAM CONTOS
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County, State of Colorado, at a
duly and lawfully called regular meeting held on the 7th day of May, 2014, at which meeting there
were present the following members: Chair Douglas Rademacher, and Commissioners
Sean P. Conway, Mike Freeman, William F. Garcia, and Barbara Kirkmeyer, and
WHEREAS, notice of such meeting and an opportunity to be present has been given to
the taxpayer and the Assessor of said County, with said Assessor, Christopher Woodruff, being
present, and taxpayer, Adam Contos, not being present, and
WHEREAS, the Board of County Commissioners has carefully considered the attached
petition, and is fully advised in relation thereto.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Board concurs with the recommendation of the Assessor and the
petition be and hereby is, denied, and an abatement or refund be allowed as follows:

Dear Weld County Assessor:
In calling your office, I learned that you have had the wrong description for my
home since its purchase in 2003. I understand that it was originally describe
wrong as a 4 bed / 4 bath instead of the correct 3 bed / 2 1/2 bath. Brian Bishop
came to the house on 5/16/2013 to verify this as well as the square footage.
I have appealed the valuation on at least two occasions in the past and described
the house; however, I was never previously informed that it was listed as a 4/4,
nor were my assertions that it was a 3/2.1 ever questioned. I would like to appeal
to fix this error back to when it first occurred, in 2003, but my understanding from
Brian is I am only allowed to appeal 2012 at this point. If this is incorrect, please
adjust retroactively to the extent allowed. I have also included 2011 adjustment
request, should it turn out that 2011 is allowed to be adjusted as well.
Throughout, the square footage has been listed as 2653 sq ft. When Brian did the
re-appraisal, he measured the livable square footage as 2560 sq ft, a difference of
93 sq ft and confirmed the 3 bathrooms. He also adjusted the value from
$345,172 to $320,000 for 2013 for market value and appraisal adjustment.
Please retroactively adjust my taxes paid for the erroneous listing of 4/4. In
determining value, I am making the following adjustments:
Price/sq foot on record for 2011/2012: $307,668/2653 = $116/sq ft
Correction of sq ft to 2560: $116*2560=$10,788
Correction of 4 to 3 bathrooms: $5,000
Total Correction: $10,788+$5,000=$15,788
Adjusted 2011/2012 value: $307,668-$15,788=$291,880

The Assessor establishes property values. The local taxing authorities (county, school district,
city, fire protection, and other special districts) set mill levies. The mill levy requested by each
taxing authority is based on a projected budget and the property tax revenue required to
adequately fund the services it provides to its taxpayers. The local taxing authorities hold
budget hearings in the fall. If you are concerned about mill levies, we recommend that you
attend these budget hearings. Please refer to last year's tax bill or ask your Assessor for a
listing of the local taxing authorities.
