Dear Weld County Planning Commissioners,
First of all I would like to thank you for taking your time to review and thoroughly understand this case.
And I sincerely appreciate your truly listening to our concerns as individual property owners of the
surrounding area .
Before you make your final decision tomorrow morning, there are a few things I would like to bring to mind .
1. On AGPROfessionals' initial application, they clearly stated that °There is no fuel storage proposed on
site! Yet at the hearing on Sept. 3rd they just happened to mention that there will be a diesel storage
tank on site as though it was an afterthought, but when questioned about it, he said it was an
oversight and Mr. Naylor didn't even know how large the tank was to be. Even though Mr. Yatabe said
that this addition fits into the description of a roustabout operation, this makes me very leery about
what else they may have not foreseen or forgotten to mention and will just try to add without
approval later.
2. Mr. Naylor stated that this site is 'in a corridor of industrial use. ' But I would vehemently disagree
with that. The gravel pit at the end of the road is not active. It is ALL Agricultural/
Residential completely surrounding this site for at least a mile or mile and a half.
3. Please strongly consider how this will affect our quality of life and the inevitable demise of the value
of our homes on all four sides and along the road approaching this site. Not only would it devalue our
properties, but make them virtually undesirable.
4. City Manager Troy Renken also confirmed that there is already a 173-acre USR approved site at
County Road 38 and Hwy 60 intended for just such a purpose as this roustabout. This is just about 2
miles away with direct access to Hwy 85 available. He also stated that the town of Platteville is
planning an update to the Master Plan to include intended desires for this corridor.
S. The minutes from Sept. 3rd state that Commissioner Kirkmeyer commented that a lack of quorum was
the reason the Planning Commission did not have a motion to deny or approve the request, but there
was indeed a quorum in the 5 members present. And they DID vote 3 to 2 for NON
recommendation of the USR.
6. Weld County Policy states repeatedly in the statutes their intent to (Sec. 22-2-20 A. Goal 1) 'Respect
and encourage the continuation of agricultural land uses and agricultural operations'. Oil and Gas
roustabouts are not agricultural operations. And (A Goal 2) its 'continued commitment to the
protection of established agricultural uses from other proposed new uses that would hinder the
operations of the agricultural enterprises. ' And (A Goal 6. 2) 'Support opportunities such as but not
limited to hobby farming and home businesses, to supplement family income and reduce living
expenses for FARM FAMILIES and others who prefer a RURAL LIVESTYLE. '
7. Last, but not least Weld County's own 'Right to Farm' section of code vividly describes the 'incentives
which attract urban dwellers to relocate to rural areas: open views, spaciousness, wildlife, lack of
city noise and congestion, and the rural atmosphere and way of life. Without neighboring farms,
those features which attract urban dwellers to rural Weld County would quickly be gone forever. '

Please help the majority of surrounding landowners by denying this USR request and referring them to a more
appropriate location . My husband and I along with our extended family and friends have never in our lives
been happier than we are with our new home and property in the country. It is our own little piece of heaven .
We truly do wish Miller HFI success, not only as a small business, but in the field of Oil and Gas exploration and
development. Their continued success benefits us all in Weld County. But we firmly believe it must be
maintained in a proper location with the surrounding area businesses (not individual farms) being
commercial/industrial.
