The 3 parcels range from 60,416 sf to 93,413 sf and are zoned for Commercial use. The owner is represented by Stevens &Associates and has requested a reduction in total value from$928,395 to$420,000 for tax years 2011 and 2012. The petitioner provided 3 comparable sales. However, 2 of the 3 sales were zoned Heavy Industrial. The 3r° comparable was an improved lot that required the demolition of existing structures for expansion of a mini- storage facility. Additionally,the data represented in the petitioner's analysis was not accurate as some of the sale prices, lot size, and parcels numbers were not listed accurately. The petitioner also attempted to adjust for lot size by combining the 3 subject parcels into one 5 acre parcel. MARKET APPROACH: The following vacant land sales were found that were of similar size to the subject parcels and that occurred in the prescribed base period for the 2011 valuation (Jan. 1,2009—June 30, 2010). Summary: Based on the comparables sales above and the subject properties all being listed for sale at$8.00/sf,the assigned value of$4.24/sf is clearly supported.
