REVIEW (USR) QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application. If a question does not
pertain to your use, please respond with "not applicable", with an explanation as to why the question is not
applicable.
1. Explain, in detail, the proposed use of the property.
2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the
Comprehensive Plan.
3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and
the zone district in which it is located.
4. What type of uses surround the site (explain how the proposed use is consistent and compatible with
surrounding land uses).
5. Describe, in detail, the following:
a. Number of people who will use this site
b. Number of employees proposed to be employed at this site
c. Hours of operation
d. Type and number of structures to be erected (built) on this site
e. Type and number of animals, if any, to be on this site
f. Kind of vehicles (type, size, weight) that will access this site and how often
g. Who will provide fire protection to the site
h. Water source on the property (both domestic and irrigation)

9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to
begin.

USR Questionnaire answers
1. Proposed use of the property: 22640 Weld County Rd. 22 Hudson Colorado is part of a family
farm Gordon Weichel and Grady Weichel are proposing to add one shop/house to house family
members/caregivers. Upon completion, abandon and remove the house built in 1930. There
will be a total of two homes on the lot plus one modular home because no-one is capable of
foreseeing the future the owners would also like the flexibility of being able to rent the property
in the distant future if necessary. Modular dimensions 27x60 modular home on peers. It is an
access for the farm also a caretaker's residence. My brother Gordon lives in this home with his
wife Gordon does most of the farming, and he and his wife do a great deal of the caretaking for
our folks.
2. This proposal is consistent with the Weld County code, Chapter 22 of the comprehensive plan,
section 22-2-20, F, 3. A Policy 6. 3 encourage multi-generational, caretaker, guest and accessory
quarters.
3. This proposal is consistent with the Weld County code, Chapter 23 of the comprehensive plan,
section 23-3-40, W. Use complies with general intent of A(agricultural) zone district.
