RE: APPROVAL OF PLANNED UNIT DEVELOPMENT PLAN FOR LAND LOCATED
IN PART OF THE NORTH HALF OF SECTION 32 , TOWNSHIP 2 NORTH,
RANGE 66 WEST OF THE 6TH P.M. , WELD COUNTY, COLORADO
OWNED BY DORA SALIMAN.
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, held a public hearing on the 18th day of January,
A.D. , 1978 at the hour of 2: 00 o'clock p.m. , for the purpose
of hearing the application of Dora Saliman for approval of a
Planned Unit Development on the following described real
estate, to-wit:
That part of the North one-half of Section 32, Township 2
North, Range 66 West of the 6th P.M. , Weld County, Colorado,
described as:
Beginning at the Northwest corner of said North one-half;
thence S 89°45'40" E on an assumed bearing along the North
line of said North one-half, a distance of 806.80 feet to
a point on the East right-of-way line of the Union Pacific
Railroad; thence S 00°00'00" W, a distance of 30.00 feet
to the true point of beginning; thence continuing
S 00°00'00" W along said East right-of-way line, a distance
of 386.23 feet; thence S 89°45'40" E, a distance of 301.08
feet to a point 10 feet West of the centerline of the
Short Line Ditch; thence Northerly along a course 10 feet
West of said Short Line Ditch centerline, the follaaing
bearings and distances: N 01°36'00" E, 132.35 feet; N 01°29'00°'
W, 145.20 feet; N 19°18'20" W, 115.46 feet to a point 30.00
feet South of said North line North one-half; thence N 89°45'40" W,
a distance of 262.85 feet to the true point of beginning.
contains 2.633 acres, more or less.
WHEREAS, the petitioner was present, and
WHEREAS, evidence was presented in support of the approval of
the Commercial Unit Development Plan and evidence was presented in
opposition to the approval of the Commercial Unit Development Plan
upon the aforementioned tract of land, and
WHEREAS, Section 6. 6 of the Weld County Zoning Resolution
authorizes the Board of County Commissioners to grant approval
to a Planned Unit Development Plan upon a showing by the Petitioner
of compliance with all of the requirements of Section 6. 6 of the
Weld County Zoning Resolution, and

WHEREAS, the Board of County Commissioners of Weld County,
Colorado, heard all the testimony and statements of those present,
has studied the request of the petitioner and the recommendations
of the Weld County Planning Commission and all of the exhibits and
evidence presented in this matter , and having been fully informed
and satisfied that the request for approval of the application
for a Planned Unit Development Plan complies with all of the
conditions set out in Section 6. 6 of the Weld County Zoning
Resolution;
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado, that the petition of Dora
Saliman, c/o Richard Pfeifer - Trust Real Estate Officer, Colorado
National Bank of Denver, Colorado, P. O. Box 5168 , T.A. , Denver,
Colorado 80217 , for approval of a Planned Unit Development Plan
on the tract of land set forth above, be, and hereby is, granted
subject to the development standards in the Planned Unit Develop-
ment Plan.
BE IT FURTHER RESOLVED by the Board that the reasons for
approval contained in the Planning Commission recommendations
dated January 6, 1978, be, and hereby are, incorporated as
the findings of fact of the Board of County Commissioners in this
matter.
The above and foregoing Resolution was , on motion duly made
and seconded, adopted by the following vote on the 18th day of
January, A.D. , 1978.
