Parcel Number 146922300081 . The north most acre of the property will be used as a shop and storage facility for my excavating company, Randy Kneebone Excavating & Trucking , Inc. I have 4 semi trucks that could leave the site daily. I have 1 mechanic that will work in the shop most days . Eventually, I may build a house to live in on the south end of the site . In the interim , I might use the south end of the site for RV storage . This proposal fits in to the Chapter 22 comprehensive plan in that I plan on keeping most of the land as it is today. I am a farm boy and continue to love farming , which is partly why I would like to build a home on the property someday. I support agriculture , its operations "The Right to Farm" concept and if you allow, look forward to being closer to it. I will also keep the land clear of all derelict vehicles , refuse, litter and any other unsightly materials . I will also ensure that adequate water and sewer systems are installed at the site to accommodate the use stated above for the shop initially and a future home or RV storage . Overall , I will work hard to promote and support all 10 goals set forth by the county. This is also consistent with the Weld County Code, Chapter 23 zoning in that I am adding to the resources that a farmer may need for his operations . We do land clearing , pond building , ditch cleaning and many other excavating and trucking activities that I may be able to help local farmers with . Farming surrounds most of the site but there are some other special use businesses close by. There is a dairy farm , dog kennel and oil and gas facility. There will be 1 - 3 people who will use the site on and off daily and 10-- 15 people there once a month for a safety meeting . The hours of operation are 7 am to 6 pm. I plan on building 1 shop, 80'x140' and eventually a home to live in . I do not plan on having animals at the site at this time . There will be 4 semi trucks and trailers at the site when they are not in use . There also may be excavating equipment at the site when it is not in use . Fire protection is provided by Ft. Lupton Fire. Water source on site will be from a well . Sewage disposal will be septic / leech field . Any landscaping done will be zero scape landscaping . I do not plan on disturbing any more land than needed for the initial building and recycled asphalt lot so I do not have any proposed reclamation procedures . Storm water drainage will not be changed from how the site drains today. Water will sheet drain from the west to the east, into the New Brantner Ditch . Construction should take 4- 5 months with storage being in a trailer and trash in a dumpster. No off- site improvements are required . Trash on site will be picked up by Republic Services . Sanitary waste will be a septic / leech field system . Waste oil , new oil is kept in containers inside the shop with overflow/ spill containers under them for safety. They will be stored in the shop . Used oil is disposed of through a recycling truck that comes to our site and pumps it out. I was not planning on a floor drain . Any spills are covered in "floor dry" and cleaned up and thrown away. I am planning on installing a men /women restroom restroom inside the shop that will led to the septic system . The proposed water well is for the shop . 1 bathroom and 1 - 2 spigots for a garden hose . If I ever decide to build a home on the site , I will either tap off that well or subdivide and drill a new well . Traffic flow on the property will enter in from WCR 19 and drive in a counter clockwise to the shop , and then back out to WCR 19 . We will install a culvert pipe and 300' of asphalt surface as requested . The rest of the yard , parking area will be covered in recycled asphalt roadbase . 1 - 3 people will be using the site daily with 10- 15 people once a month for a safety meeting . There will be 3 semi trucks , 2 - 3 pickups and 0- 5 excavating equipment on site at any given time . Traffic flow to the RV storage area will enter of WCR 19 , veer right through a future gate into the RV storage area, then continue on a counter clockwise direction and end back at the gate . If more than 1 acre is disturbed we will obtain a grading permit.
