ANY REGULATIONS CONTROLLING SUBDIVISIONS IN THE A (AGRICULTURAL)
ZONE DISTRICT— RAYMOND AND DEBORAH GRANT
A public hearing was conducted on June 18, 2014, at 10:00 a.m., with the following present:

The following business was transacted:
El I hereby certify that pursuant to a notice dated May 16, 2014, and duly published May 21,
2014, in the Greeley Tribune, a public hearing was conducted to consider the request of
Raymond and Deborah Grant, for a Site Specific Development Plan and Use by Special Review
Permit, USR14-0014, for one (1) single-family dwelling unit per lot other than those permitted
under Section 23-3-20.A (second single-family dwelling unit) and accessory buildings with gross
floor area larger than four percent (4%) of the total lot area, as stated in Section 23-3-30, per
building on lots in an approved or recorded subdivision plat or part of a map or plan filed prior to
adoption of any regulations controlling subdivisions in the A (Agricultural) Zone District. Brad
Yatabe, Assistant County Attorney, made this a matter of record.
IE Diana Aungst, Department of Planning Services, presented a brief summary of the
proposal and entered the favorable recommendation of the Planning Commission into the
record as written. The second dwelling will be occupied by family members. She reviewed the
location and surrounding land use, and showed maps and images of the site and the adjacent
area. She reviewed referrals; no objections have been received by the Department; the Towns
of Erie and Dacono indicated no concerns.

Don Carroll, Department of Public Works, provided a brief overview of the transportation
plans and requirements; County Road 6 is a collector status road, this location abuts two
subdivisions, the houses are separated and there are two accesses: one off of Mountain View
and one from Carol Drive.
El Lauren Light, Department of Public Health and Environment, reviewed the water and
sewer provisions; water is provided by the LeftHand Water District, the new house will be on
septic, and there are no outstanding issues.
Fl Deborah Grant, applicant, said they have lived on the property for 18 years and would like
their daughter, son-in-law and grandchildren to live on the property.
la No public testimony was offered concerning this matter. El In response to Chair
Rademacher, Ms. Grant indicated she has reviewed, and agrees to abide by, the Conditions of
Approval and Development Standards, as amended.
El Commissioner Kirkmeyer moved to approve the request of Raymond and Deborah Grant
for a Site Specific Development Plan and Use by Special Review Permit, USR14-0014, for one
(1) single-family dwelling unit per lot other than those permitted under Section 23-3-20.A
(second single-family dwelling unit) and accessory buildings with gross floor area larger than
four percent (4%) of the total lot area, as stated in Section 23-3-30, per building on lots in an
approved or recorded subdivision plat or part of a map or plan field prior to adoption of any
regulations controlling subdivisions in the A (Agricultural) Zone District, based on the
recommendations of Planning staff and the Planning Commission, with the Conditions of
Approval and Development Standards as entered into the record. The motion was seconded by
Commissioner Conway, and it carried unanimously. There being no further discussion, the
hearing was completed at 10:25 a.m.
This Certification was approved on the 23rd day of June, 2014.
