If a question does not pertain to your use, please respond with"not applicable,"with an explanation as to why the question is not applicable. 1. Explain in detail,the proposed use of the property. The farm house was built in the 1900's, and is one of the original buildings on the property. The second house (a log house)was built in 1994, and is properly permitted for occupancy with a separate septic system and leach field(permit number G19930287). The current use of the farm house: Houses a family of four(two adults and two children under the age of 10). The male occupant provides farm maintenance work as needed(machinery/fence maintenance),in addition to his regular full-time job. Work is usually performed on weekends, and evenings as weather permits. 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive plan. The Comprehensive Plan supports all forms of agricultural activity, and also protects the rights of the private property owners to convert their agricultural lands to other appropriate land uses. More than 40 acres of the entire 80 acres is used to produce alfalfa, and to pasture cattle. Utilizing the farm house as a residence to house a family that assists in our farming efforts is consistent with the Comprehensive Plan, and compatible with existing rural character, and planned land uses in the neighborhood—as it has been for more than nineteen years. Thus,this proposal is consistent and compliant with the intent of the Comprehensive plan as stated in Weld County Code(Chapter 22). 3. Explain how this proposal is consistent with the intent of the Weld County Code, chapter 23 (Zoning) and the zone district in which it is located. This proposal describes property that is zoned agricultural, and has been for more than forty years. It exists in an area that is entirely agricultural/residential,but also where permitted commercial operations exist within five hundred feet of the property described in this proposal. Thus, it is consistent with the intent of the Weld County Code, Chapter 23. 4. What type of use surrounds the site(explain how the proposed use is consistent and compatible with the surround land uses). As stated in Item 3 (above),both agricultural and commercial operations exist in the area surrounding the property in this proposal. Oil and gas operations also exist on the property and in the surrounding area. Since the property described in this proposal is operated as an agricultural activity,with oil and gas operations on this site,it is consistent and compatible with the surrounding land uses. -2- 5.
