RE: GRANT REQUEST CONCERNING EXTENSION OF TIME FOR SUBMITTAL OF
PLANNED UNIT DEVELOPMENT FINAL PLAN, PF#1048, MOREA MANOR NORTH -
WELD 45 ACRE, LLC
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, on November 5, 2008, by Resolution #2008-2726, the Board approved the
application of Weld 45 Acre, LLC, 9202 South Rockport Lane, Highland Ranch, Colorado
80126, requesting a Site Specific Development Plan and Planned Unit Development Final Plan,
PF #1048, for eight (8) lots with E (Estate) Zone uses (24.1 acres) and three (3) non-residential
outlots (18.9 acres) for open space - Morea Manor North, for a parcel of land located on the
following described real estate, to-wit:
Lot B of Recorded Exemption #2812; being part of
the S1/2 NW1/4 of Section 2, Township 2 North,
Range 67 West of the 6th P.M., Weld County,
Colorado
WHEREAS, on October 26, 2009, by Resolution #2009-2808, the Board granted a
two-year extension of the submittal of the Planned Unit Development Final Plat for recording, as
required by Sections 27-8-60 and 27-8-70 of the Weld County Code, with said Final Plat to be
submitted by October 26, 2011, and
WHEREAS, on July 13, 2011, by Resolution #2011-1678, the Board granted an
additional two-year extension of the submittal of the Planned Unit Development Final Plat for
recording, as required by Sections 27-8-60 and 27-8-70 of the Weld County Code, with said
Final Plat to be submitted by October 26, 2013, and
WHEREAS, on September 9, 2013, by Resolution #2013-2537, the Board granted an
additional 1 year extension of the submittal of the Planned Unit Development Final Plat for
recording, as required by Sections 27-8-60 and 27-8-70 of the Weld County Code, with said
Final Plat to be submitted by October 26, 2014, and
WHEREAS, the Board has been presented with a supplemental request from the
applicant, do Lee Petrides, for an additional three (3) month extension of the submittal of the
Planned Unit Development Final Plat for recording, as required by Sections 27-8-60 and 27-8-
70 of the Weld County Code, with said Final Plat to be submitted by January 26, 2015, and
WHEREAS, the Board of County Commissioners heard all the testimony and statements
of those present, studied the request of the applicant and the recommendation of the
Department of Planning Services, and, having been fully informed, finds that this request shall
be approved and an extension be granted for an additional three (3) month period, with the Final
Plat to be submitted by January 26, 2015.

NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that the request of Weld 45 Acre, LLC, do Lee Petrides, for an
additional three (3) month extension of the submittal of the Planned Unit Development Final Plat
for recording, as required by Sections 27-8-60 and 27-8-70 of the Weld County Code, on the
above referenced parcel of land be, and hereby is granted, with the Final Plat to be submitted
by January 26, 2015.
The above and foregoing Resolution was, on motion duly made and seconded, adopted
by the following vote on the 20th day of October, A.D., 2014.

FROM: Chris Gathman N_L SUBJECT: Proposed 3 month extension for collateral and recording of
final plan plat for PF-1048 (Morea Manor North)
Background: PF-1048 (A Planned Unit Development for eight (8) lots with E (Estate) Zone Uses
and three (3) non-residential outlots for open space)— Morea Manor North, was approved by the
Board of County Commissioners on November 5, 2008. The applicant is requesting a 3-month
extension (until January 26, 2015) to record the PF-1048 plat.
On October 26, 2009, The Board of County Commissioners granted a two-year extension for
recording of the final plat until October 26, 2011.
On June 13, 2011, The Board of County Commissioners granted a two-year extension for
recording of the final plat until October 26, 2013. (In this instance, the applicant had requested a
three-year extension until October 26, 2014).
On September 9, 2014, The Board of County Commissioners granted a one-year extension for
recording of the final plat until October 26, 2014.
Staff Recommendation: The applicant has been diligently working to finalize conditions of
approval for this PF-1048 final plat. The applicant submitted a revised final drainage report on
October 10, 2014. The applicant has reviewed and redlined the draft improvements agreement
and is finalizing units and quantities for the agreement. Staff is in support of this request for a 3-
month extension to finalize the improvements agreement and to submit the final plat for
recording.

Dear Mr. Gatham and Weld County Board of Commissioners.
The purpose for this letter is to request a 3-month extension on pros iding Weld County
with proof of collateral for the "Improsement Agreement' for Moorea Manor North.
I was hoping to have everything completed by October 26.2014 but it appears as it we
may run out of time. Please advise at your earliest convenience if this request of
extension has been granted for the Moorea Manor North project.
I understand and appreciate the time constraints you may have. but I would greatly
appreciate moving forward in this regard. I appreciate your time and consideration in this
