If the three existing sewer services that currently serve the two homes and the old Monfort kitchen facility are abandoned, then they can be used to serve the proposed development, You also have one unused'/" equivalent sewer tap credit. In summary, you have four 3:" sewer tap credits available if the two homes and old Monfort kitchen facility taps are abandoned with the new development. That means you can use the equivalent of four%" water taps with the new development without needing to purchase additional sewer plant investments. Four 34" water taps are equivalent to just over a 1-1/2"water tap; so anything over a 1-1/2"water tap for the proposed development will require additional sewer plant investments(aka additional sewer service). We're looking forward to working through the rest of the details as the project moves forward. Wood-Ellis Subject: Sanitary Sewer Credit for The Grainery Brad: We have signed the contract to sell to Western Oilfields Supply Company (d/b/a Rain for Rent)the 24+/- acres site that includes Lot B and SE1027 and small portions of I.ot D and Lot A, all in the County. We will shortly be scheduling a pre-ap meeting with Weld County Planning to discuss the changes in the RE to relocate the boundary of Lot B to include all of the above tracts and to modify the USR to permit storage of piping, fracking equipment, pumps and other equipment used in the handling and storage of fluids, and potentially the construction of storage buildings and offices for the 200+r- employees that will work at this facility. We will want to take you up on your offer to attend the meeting so we can have Greeley's input on this project. 1 want to confine the City will consent to the use by Western of the two sewer taps currently serving the two homes located on SE 1027, and the sewer tap on Lot B currently serving what was the old Monfort kitchen facility and was later a laboratory for testing cattle. For our reference I am attaching the last communication I received from Derek Glossop regarding the sanitary sewer credit available for the development. One (1) of these 3/s" equivalents is being used fw the church. Three (3) of the 3/4' equivalents are being used to serve the two existing houses and the existing Monfort facilities within the future Grainery boundary. The last '/" equivalent isn't being used. So, you currenfly have sanitary sewer plant investment fee credit equal to one (1 ) 3/4" water service. If you abandon the existing sewer services that serve the two existing houses and the existing Monfort facilities, then you'll have sanitary sewer plant investment fee credit equal to four (4) 3/," water services. Please do not abandon any of the existing sewer services without first contacting the City, so that we can observe the abandonment.
