of County Commissioners concerning the proposed Change of zone for the following described unincorporated area of Weld
County, Colorado:

CHANGE OF ZONE/REZONING QUESTIONNAIRE:
I. How is the proposed rezoning consistent with the policies of the Weld County Code,Chapter
22?If the proposed rezoning is not consistent with the Comprehensive Plan,explain how the
proposed rezoning will correct what the applicantperceives as faultyzoning, orhowthe
proposed rezoningwill fitwithwhattheapplicantperceives as the changing conditions inthe
area.
Lot#9 is currently part of Eden's Reserve P.U.D. It is currently zoned Agriculture with in -
the P.U.D. .We are asking for the 79.265 Acres to go from the current zoning which is
PUD Agricultural ..to Agricultural zoning It consists of 79265 acres, One home,one barn,
and a15.359 acre man made irrigation lake(Logan's Reservoir).We would like to do a
Recorded Exemption to splitoff thesinglefamily residence to sell, and possibly build one
home on the remainder ofthe acreage. The currentruling is that... We cannotdo a Recorded
Exemption with Ma P.UD. Inordertodo a Recorded Exemption onthis parcelwe will need to
vacate the Eden's Reserve PUD,rezone the property to Agricultural zoning then,apply for the
Recorded Exemption.
2 How will the uses allowed by the proposed rezoning be compatible with the surroundingland
uses?Include a description of existing land uses for all properties adjacent to the subject
property. No change in use. Really no change in anything but we would no longer be part of
the Eden's Reserve P,U,D,
3 Will the property use a septic system or public sewer facilities?A Septic System, If we build
again. All lots are currently ona Septic System.
4. Who will provide adequate water,including fire protection, to the property?
We have a Letter of Intent from Little Thompson Water District.
5. Does the property have soils with moderate or severe limitations for construction? NO
If yes, the applicant shall submit information which demonstrates that the limitations can be
overcome
6. Is the road/or highway facility providing accessto the property(ies)adequate tomeetthe
requirementsofthe proposed zone district?
Yes,There are two access points; One is a paved roadway- Grace Way.The second
access is used as a fire access road approved by Mountain View Fire District
7. If not, the applicant shall supply information demonstrating the willingness and financial
capability to upgrade the road and highway facilities
