In May, 1972, I requested and secured from the Planning Commission and the Board of County Commissioners, a permit for cattle and lamb feeding on my 72.9 acres located three miles North of Severance. In June, 1974, approval was granted to separate from the 72.9 acres, a six acre plot for construction of a new home for myself to reduce my commuting time from Greeley. At that particular time, the mortgage holder, the First of Greeley, wanted 9% interest to finance this home construction, whereas, the Colorado National Bank interest rate was 8%; however, an individual deed was required for the mortgage on the land the home was located on. With no intention of ever selling off the six acre homesite, verbal approval was granted by a planning commission employee for these financing reasons. Due to the economics of the feedlot industry for the last three years and my increased job requirements as Manager of the Feed Division of Agland, Inc. , I found that this feedlot could be more efficiently operated by my neighbor, Mr. Duane Wilson. Mr. Wilson owns a similar feedlot operation near Eaton and can operate my feedlot in conjunction with his existing operation with im- proved labor efficiency than each lot operated independently.
