USR Questionaire
I. GrowGreen Landscape provides landscape services of weekly mowing,sprinkler repair and landscape installation off site.
The sole purpose of this site is to store trucks,equipment and materials for our landscape and maintenance business.
2. Chapter 22 is not applicable to GrowGreen proposal. GrowGreen will not do any landscape,or animal production at this site.
3. Chapter 23 is not applicable to GrowGreen proposal. GrowGreen is not building any type of facilities or do any type of sales
from this site.
4. GrowGreen is surrounded by agricultural farm ground. The proposed area used is.61 acres. The view of this area is
obstructed by evergreen trees. GrowGreen does not impact the agricultural farm land.

-6 to 12 people seasonally to get equipment and job assignments to work off site.

Traffic Narrative
All GrowGreen employees will use the access road off of highway 392.
All employees will observe a 15 mile per hour speed limit from highway 392,along the entire
length of the access road to the entrance of our location at?t12437.
All employees will enter through the entrance gate on the North West corner of the property.No
other access points will be permitted along the west or east sides of property.

WASTE HANDLING PLAN
1. Northern Colorado Disposal- GrowGreen has a 3 cubic yard trash dumpster for trash
generated by landscape operations including but not limited to,planting containers,
twine, wire, cardboard etc. Also,trash generated by employees such as lunch containers,
plastic bottles, and cans. This dumpster is collected once a week.
2. A-1 Organics-All organic materials generated from landscape operations go to this
facility, including but not limited to, branches, grass clippings, and pallets for recycle.
3. Weld County Landfill-Any other large waste materials are taken to this facility.
4. County Johns-Port-a-John on site will be emptied once a week by this facility.
DUST ABATEMENT PLAN
Recycled asphalt has been applied to the access easement road and to the proposed area being
reviewed. Vehicle speeds will be restricted to reduce the amount of dust generated. Truck loads
leaving site will be covered.
ACCESSIBILITY PARKING
Employees that are required to perform landscaping duties must be ambulatory. GrowGreens
office is occupied by Ed& Vivian.No customers come to this location for any reason so there is
no need for handicap accessibility or parking.

COLORADO SUBJECT: John and Denise Walkusch - VI-0100240
I have reviewed the attached materials from Mr. Walkusch regarding the non-exclusive access easement
he relies upon to access the property. I had previously suggested that more information was needed
because of a concern on my part that the use contemplated in the USR application might be claimed to
be an expansion of the existing easement. My concerns have been ameliorated by the information Mr.
Walkusch has provided me. That does not necessarily mean that the access is physically adequate, nor
does it mean that other parties might not still challenge the use of the easement but it does mean that, in
my opinion, there is not a substantial increase in the burden on the easement such that it would prevent
the business as proposed from using the easement.
He has indicated that two of the three parties sharing the easement with him have no objection and that
the third party (Orth) no longer uses the easement. The easement is partially on Orth's property, but is
separated the remaining property by a ditch lateral. It was previously used by Orth to access a portion of
his property to the East of Walkusch, but that access has been fenced off by Orth and is unused (See
photos 3 and 4 ). Mr. Orth has declined to contribute to maintenance of the easement and has a separate
access to his property.
Mr. Walkusch observed the traffic usage for his property as 14 round trips per day and the other two
properties combined, generating 13 round trips per day. He indicates that the structures on his property
could and previously did accommodate agricultural implements and the number of trips per day would
be equivalent for a use by right for agricultural purposes.
