HomeMy WebLinkAbout20143393.tiff MEMORANDUM LI EL TO: Tiffane Johnson, Planning Services U2 f y u N T ?—� FROM: Lauren Light, Environmental Health SUBJECT: USR14-0059 Baker DATE: September 29, 2014 Environmental Health Services has reviewed this Site Specific Development Plan and Use by Special Review Permit for one (1) single-family dwelling unit per lot other than those permitted under Section 23-3-20.A (second single-family dwelling unit) and accessory buildings with gross floor area larger than four percent (4%) of the total lot area, as stated in Section 23-3-30, per building on lots in an approved or recorded subdivision plat or lots part of a map or plan field prior to adoption of any regulations controlling subdivisions in the A (Agricultural) Zone District. According to the application, the garage was converted into a one bedroom residence. A water bill from Central Weld County Water District was provided with the application. There is an existing septic system (permit G-19700501) that was permitted for a 3 bedroom residence. A memo to the Planning Department, from Environmental Health, was sent December 2, 1994, which states the existing septic system was adequate for the addition of one bedroom. We have no objections to the proposal; however, we recommend that the following requirements be incorporated into the permit as development standards: 1. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust, fugitive particulate emissions, blowing debris, and other potential nuisance conditions. 2. Fugitive dust and fugitive particulate emissions shall be controlled on this site. 3. This facility shall adhere to the maximum permissible noise levels allowed in the Non-specified Zone District, as delineated in Section 14-9-30 of the Weld County Code. 4. A permanent, adequate water supply shall be provided for drinking and sanitary purposes. The facility shall utilize the existing public water supply. (Central Weld County Water District) 5. Sewage disposal shall be by septic system. Any septic system located on the property must comply with all provisions of the Weld County Code pertaining to On-site Wastewater Treatment Systems. 6.
