Proposed use of the property: 35101 County Rd 41, Eaton, CO will be used as a family farm. The owners, Ed and Betty Meyer, are proposing to add two additional single family dwellings to the property which currently has one single family dwelling. There will then be a total of 3 single family dwellings on the property. One to house the owners and the other two will house family members/caregivers. It is the owners desire to maintain their rural lifestyle. As the owners are elderly and need assistance it will be the responsibility of their daughter, Connie Mizner, and son, Doug Meyer to maintain the property and care for their parents. Because no one is capable of foreseeing the future the owners would also like the flexibility of being able to rent the property in the distant future if necessary. 2. This proposal is consistent with Weld County Code, Chapter 22 of the Comprehensive Plan, Article II, See.22-2-20,F, 3. A.Policy 6.3 Encourage multi-generational, caretaker, guest and accessory quarters. 3. This proposal is consistent with Weld County Code Chapter 23 of the Comprehensive Plan, Sec. 23-3-40, W. Use complies with the general intent of the A(Agriculture)Zone District. 4. The surrounding land uses are farms and small plots of ground(3-22 acres) with residences and farm animals. 5. a.
