DEDICATION OF PERPETUAL RIGHTS-OF-WAY
KNAUS SUBDIVISION, SECOND AND THIRD FILINGS
RANGE 66, TOWNSHIP 5 NORTH, SECTION 8 : N'NEi:
BE IT RESOLVED, by the Board of County Commissioners
of Weld County, Colorado, that it does hereby approve the
dedication of the perpetual rights-of-way over the public roads,
streets, highways and easements in behalf of the public in
Knaus Subdivision, Second and Third Filings, being a subdivision
located in the N'-INE4 of Section 8 , Township 5 North, Range 66
West of the 6th P.M. , Weld County, Colorado being more particularly
described as follows:
Second Filing
Commencing at the Northeast Corner (NE Cor) of
said Section 8 , and considering the East line of
said Section 8 to bear South oo°25 ' 00" East and
with all bearings contained herein being relative
thereto:
Thence South 00°25' 00" East, along the East line
of said Section 8 , a distance of 373 . 00 feet to
the true point of beginning:
Thence South 00°25' 00" East, continuing along
the East line of said Section 8 , a distance of
958. 41 feet; thence South 89°35 ' 20" West, a dis-
tance of 580. 00 feet; thence North 00°25 ' 00" West,
a distance of 1075. 23 feet; thence North 89°29 ' 00"
East, a distance of 80. 51 feet; thence along the
arc of a circular curve to the left having a radius
of 75. 00 feet and whose chord bears North 77°41 ' 39"
East a distance of 30. 65 feet; thence North
00°25 ' 00" West a distance of 248 . 85 feet to the
North line of said Section 8; thence North 89°29 ' 00"
East along the North line of said Section 8 a
distance of 236. 00 feet; thence South 00°25 ' 00" East
a distance of 373 .00 feet; thence North 89°29 ' 00"
East a distance of 233 . 50 feet to the true point
of beginning. Said tract of land contains 15. 076
acres more or less .
Third Filing
Commencing at the Northeast Corner (NE Cor) of
said Section 8 , and considering the North line
of the Northeast Quarter (NE4) of said Section
8 to bear South 89°29 ' 00" West and with all other
bearings contained herein being relative thereto:
Thence South 89°29 ' 00" West, along the North line
of the Northeast Quarter (NE;) of said Section 8,
a distance of 469 . 50 feet to the true point of
beginning:
Thence South 00°25 ' 00" East, from the true point
of beginning, a distance of 248 . 85 feet; thence
along the arc of a curve to the right having a
radius of 75 . 00 feet and whose chord bears South
77°41 ' 39" West a distance of 30. 65 feet; thence
South 89°29 ' 00" West a distance of 80. 51 feet;
thence South 00°25 ' 00" East a distance of 1075. 23
feet to the Southeast Corner of said Knaus Sub-
division, Third Filing and being the Southwest

line of said Knaus Subdivision, Third Filing,
also being the South line of the North One
Half (N') of the Northeast Quarter (NEQ) of
said Section 8, a distance of 1369. 93 feet
to the Southwest Corner of said Knaus Sub-
division, Third Filing; thence North 00°31' 00"
West a distance of 1012 . 69 feet; thence North
89°29' 00" East a distance of 103 . 15 feet;
thence North 00°31 ' 00" West a distance of
315.11 feet to a point on the North line of
the Northeast Quarter (NEa) of said Section
8; thence North 89°29 ' 00" East a distance of
1379. 60 feet to the true point of beginning.
Said tract of land contains 41 .733 acres, more
or less.
and,
BE IT FURTHER RESOLVED, that the accompanying
plat is approved for filing and the public roads, streets,
highways and easements thereon shown are approved, provided,
however, that the County of Weld will not undertake main-
tenance of said streets , roads, and rights-of-way until
they have been constructed by the subdivider according to
specifications and accepted by the County of Weld, and
BE IT STILL FURTHER RESOLVED, that the subdivider
shall submit a letter of credit for $103, 000. 00 prior to the
beginning of any construction in said subdivision and/or the
construction of subdivision roads , to guarantee absolute
compliance with County Road Specifications and that said
checks shall be held in escrow for one year after completion
of said roads or unless sooner released by action of the Board.
The above and foregoing resolution was, on motion
duly made and seconded, adopted by the following vote this
11th day of June , 1975.
