RE : APPROVAL OF LOT SIZE VARIANCE NO. 86 - MR. AND MRS. FAY GWYNN
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners has determined
at a public hearing held on the 21st day of March, 1979 , in the
Chambers of the Board of County Commissioners of Weld County,
Colorado, that a certain tract of land is owned by Mr. and Mrs.
Fay Gwynn, which land is more particularly described as follows :
A tract of land located in the Southeast quarter of
Section 32, Township 4 North, Range 68 West of the
6th P.M. , Weld County, Colorado, being more parti-
cularly described as follows:
Beginning at the South one-quarter corner of Section
32; thence along the West line of the Southeast
quarter of said Section 32 North 00°59'04" East,
981.26 feet to the Southwest corner of that tract
of land described by deed dated February 1, 1978
as Reception #1743591; thence along the South line
of said tract at Reception #1743591 North 89°55'24"
Fast, 2274.70 feet to a point on the Westerly line
of the Ide-Starbird Reservoir recorded November 24,
1905 in Book 228 at Page 433; thence along the
Westerly line of said Ide-Starbird Reservoir the
following courses, South 36°51'11" West 39.43 feet;
thence South 41°19'24" West 115.29 feet; thence
South 26°43'24" West 291.04 feet; thence South
61°18'38" West 200.78 feet; thence South 28°16'20"
West 196.55 feet; thence South 20°58'17" East
206.82 feet; thence South 30°53'14" East 173.85
feet to a point on the South line of said South-
east quarter of Section 32; thence North 89°49'56"
West 1954.95 feet to the point of beginning, con-
taining 44.694 acres more or less.
WHEREAS, the owners of said tract of land desire to obtain a
variance from the minimum lot size requirement so that said appli-
cants may make application to the Board of County Commissioners
for a recorded exemption, as set forth in Section 9-4 .A. (6) of
the Subdivision Regulations , and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado feels that the applicants have shown good cause for
granting a lot size variance under Section 9-4.A. (6) of the Weld
County Subdivision Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commis-

sioners of Weld County, Colorado that a variance from lot size
requirements be, and hereby is , granted to Mr. and Mrs. Fay Gwynn
for the abovedescribed parcel of land.
The above and foregoing Resolution was , on motion duly made
and seconded, adopted by the following vote on the 21st day of
March, A.D. , 1979 .

the west side of Lot B. Both parcels have access to County Road 38
(unimproved) . An irrigation ditch runs along the south side of the
parcel.
