RE: APPROVAL OF SITE REVIEW, U.S. WELDING CO. , INC.
(LOT 9, GEISERT SUBDIVISION)
WHEREAS, the U.S. Welding Co. , Inc. , care of Inter-
mountain Leasing Co. , Inc. , 600 South Santa Fe, Denver,
Colorado, has applied to the Board of County Commissioners
of Weld County, Colorado, for a Site Review Approval in
re Lot 9 of Geisert Subdivision, and
WHEREAS, the Weld County Planning Commission, having
recommended approval of the said Site Review to the Board
of County Commissioners of Weld County, Colorado.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the Site Review
of U.S. Welding Co. , Inc. , care of Intermountain Leasing Co. ,
Inc. , 600 South Santa Fe, Denver, Colorado, in re Lot 9 of
Geisert Subdivision, be and hereby is approved.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 77th
day of October, A.D. , 1976.

RESOLUTION OF RECOMMENDATION TO THE BOARD OF COUNTY COMMI `. SIONERS
Moved by Harry Ashley_._ that the following resolution be intro-
duced for passage by the Weld County Planning Commission :
Be it therefore Resolved is/ the Weld County Planning Commission
that the fol lowing be recommended to the Board of County Commissioners:
Site Review of U.S. Welding Co. , Inc. % Intermountain Leasing Co. , Inc. , 600 S.
Santa Fe, Denver, CO. - Lot 9, Geisert Subdivision
The Weld County Planning Commission recommends that this request be approved for the
following reasons:
1 . The proposed development complies with the development standards as set forth
in the PUD for the Geisert I-UD for Site Plan review.
2. The use complies with uses permitted in the development standards as set forth
in the PUD for the Geisert I-UD.
3. Access to the property is approved by the Weld County Engineering Department.
The culvert must have a minimum of 12 inches of cover from the top of the culvert
to the bottom of the sub-base.
4. Landscaping of the lot complies with the development standards as set forth in
the PUD for the Geisert I-UD.
5. The County Engineer has reviewed the drainage plan and determined the plan to be
acceptable. (Continued)

5. Con't - It will be a requirement to rip-rap the barrow ditch at the location
of retention pond outflow to protect the barrow ditch from erosion.
6. Water and Sewer to the property will be provided by the City of Greeley.
7. The final grade of the lowest floor to be occupied will be established above
the 100 year flood elevation as per the development standards in the PUD for
the Geisert I-UD.
SUBJECT TO:
1 . A minimum of 12 inches of cover from the top of the culvert to the bottom of the
sub-base.
2. Rip-Rap to be placed in the barrow ditch at the barrow ditch at the point of
retention outflow.

In the matter of the proposed United States Welding facility on
{ Lot 9, Geisert Subdivision, the following information may be helpful .
United States Welding Company, Inc. is a welding supply house dealing

in all types of welding equipment as well as industrial and medical
^ . gases. The company is headquartered in Denver and has branch stores
throughout the Rocky Mountain Area. The Greeley facility will be
of approximately 3,000 square feet, 1 ,000 square feet of which will
; be office and display with the balance devoted to warehouse and open
4. dock space. The single office will be for the store manager. There
A' will be toilet rooms for men and women off the display area. Electric
weldors, oxy-acetylene cutting and welding equ€pment, gloves, caps,
helmets and hand tools will be displayed in the display area. No
0 flarunablegases will be kept in either the display or warehouse area.

consist of oxygen, nitrogen, argon, hydrogen, helium, nitrous oxide.

demand between deliveries from Denver: There will be appropriate type
I fire extinguishers strategically located for fire protection. It should
be noted that containers; handling of containers and all related activi--

of Transportation Regulations.

There: is no manufacturing or processing of any type at this location

The parking on site is designed to handle four employees cars and
six customer vehicles. There will be four employees working out
of this store and an anticipated twenty to twenty-five customers
in and out each day. There is minimal if any freight line traffic
and one U. S. Welding feeder truck will stop at the site each week

;' with deliveries. All manuevering, loading and parking will be
adequately handled on-site for all' vehicles related to this project.
We feel this is a very clean, safe and appropriate type of business
for this location and trust ,you will concur.

Sears and Company Realtors, agent for Richard and Francis
Geisert - owners of Geisert Industrial P.U.D. , are at the
present time negotiating with intermountain Leasing Inc.
a contract for the extension of a sewer line to serve Inter-
mountain Leasing's property located on Lot 9, Geisert
Industrial P.U.D.
It appears that within the next week the developers should
finalize these negotiations and be able to provide city
sewer and water to subject property. We, the developers,
are presently having the engineering done and should proceed
within the, next three to four weeks with both the city sewer
and water. This construction of sewer and water should be
completed prior to Intermountain Leasing's building construction
completion.
