The above referenced Change of Zoning is located north of and adjacent to Weld Counry
Road 64.5 and east of and adjacent to Weld County Road 23 .75. It is requesting a change
in zoning from A (agricultural) to I-3 (industrial) to reflect land use in the area as well as
potential use changes. Given the stated use of the land and the location, District Re-4 does
not object to the approval of this application.
If use of the land should change, the School District respectfully requests the ,
opportunity to respond with comments regarding the impact of any re-zoning or land use

We have reviewed the above referenced request for a change of zone. The submitted material
does not qualify as a "subdivision" as defined in Section 30-28- 101 (10)(a) C. R.5. , therefore, pursuant to
the State Engineer's March 4, 2005 and March 11 , 2011 memorandums to county planning directors, this
office will only perform a cursory review of the referral information and provide comments. The
comments wilt not address the adequacy of the water supply plan for this property or the ability of the
water supply plan to satisfy any County regutations or requirements.
The application seeks to change the zoning of an approximately 70-acre parcel from the A
(Agricultural) zone district to the I -3 (industrial) zone district.
Water could potentially be supplied to the property by the City of Greeley, the North Weld County
Water District (NWCWD), or by well(s) . Greeley does not currentty have potable water adjacent to the
site but it could be extended. NWCWD does have water adjacent to the site and a provided an Intent to
Serve letter, dated June 5, 2015 . If an application for water service were submitted to NWCWD they
would send it to Greeley (per NWCWD's IGA) . If Greeley allowed NWCWD to provide service the District
would provide a Letter of Intent detailing the requirements of water service. The ability of the property
owner to obtain a well permit and the atlowed uses of the well will be determined at the time a well
permit application is submitted to this office.
