Existing Conditions Map and Proposed Land Use Map Forward: This "annexation impact report" has been prepared pursuant to Section 31 -12-108.5 Colorado Revised Statutes, 1986 Repl. Vol. Contained in Ex;hibit "A" are maps depicting the proposed annexations, the existing and proposed public services to the property and the existing and proposed land use for the property. 1. Project Description: The property proposed for annexation is located east of the Grand View Estates Subdivision in Mead. Through a series of annexations, it satisfies the 1/6 contiguity with the Town boundaries required by statute. The series of annexations consists of the State Highway 66 right-of-way, from the eastern boundary of Highway 66 Annexation No. 4, and extending to the St. Vrain River. The total acreage of the annexation is 19.45 acres. The land proposed to be annexed is owned by the state of Colorado and consists entirely of the State Highway 66 right-of-way. The purpose of the annexation is to extend the Town boundaries to the eastern edge of the Town's Comprehensive Planning Area and to enable adjacent property to annexed to the town at a reduced cost to the property owner. The land is currently zoned A (Agricultural) by Weld County. In conjunction with the proposed annexation, the zoning will change to A (Agricultural) In conformance with the Town's Land Use Code. Adjacent land uses include agriculture uses and rural residences on large lots. II. Municipal Services: Municipal services for the Highway 66 Annexation No. 5, 6, 7, and 8, to the Town of Mead Annexation will be provided in the following manner: Electricity Electric services are to be provided by the present supplier, United Power Inc., the electric franchisee for the Town of Mead. Telephone U.S. West Communications. Water Little Thompson Water District. Sanitary Sewer Sewer service will be provided by individual septic systems engineered for each specific site. The adjacent property will be required to connect to the Saint Vrain Sanitation District sewer system. Fire The site is currently served by the Mountain View Fire Protection District. Police Weld County Sheriff, under contract with the Town of Mead. Street Maint. The annexation consists entirely of the State Highway 66 right-of-way and will continue to be maintained by CDOT. Municipal services are not anticipated to be provided as the annexation consists entirely of State Highway 66 right-of-way. III. Special Districts: The area to be annexed is included within the following special districts: St. Vrain Sanitation District St. Vrain Valley School District Mountain View Fire Protection District Northern Colorado Water Conservancy District St. Vrain - Left Hand Water Conservancy District IV. School District Impact: It is anticipated that the annexation will have no impact on the St. Vrain School District RE1J. V. Exhibits: A.
