Due to the initial process where we requested an inspection ( which will not be necessary now since the finish is incomplete ), we had already mailed a Notice of Determination ( NOD ) that states your appeal was denied pending inspection . This does not mean you are stuck with the value given, we just need you to file on to the County Board Of Equalization when you receive the NOD . Filing on will allow the protest process to continue , at which point I will be able to make any adjustments to your value and you will have the opportunity to accept the value through the stipulation process . While I do have an open permit for the basement, no final inspection or CO permit has been issued. Until a finish is complete, it adds very little value as I have been told by many appraisals . When a CO permit is issued, I am certain you will re value the property for the actual square feet of finished space. Again, I provided three actual, not estimated sales of comparable properties . I believe the dollar amount of the averages to be an accurate market value for my property at this time .
