RE: ACKNOWLEDGE CANCELLATION OF TAX LIEN SALE CERTIFICATE
(TS CERT 2008-03541) FOR PARCEL #131107406013
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has received one (1) Tax Lien Sale Certificate (TS CERT
2008-03541) for parcel #131107406013, from the Weld County Treasurer, and
WHEREAS, the facts as set forth on the Certificate of Cancellation, marked Exhibit A, a
copy of which is attached hereto and incorporated herein by reference, require the cancellation of
TS CERT 2008-03541, and
WHEREAS, after review, the Board deems it advisable to acknowledge the cancellation of
the Tax Lien Sale Certificate (TS CERT 2008-03541) for the property described above.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that cancellation of the Tax Lien Sale Certificate (TS CERT 2008-03541), on
parcel #131107406013, by the Weld County Treasurer, be, and hereby is, acknowledged.
The above and foregoing Resolution was, on motion duly made and seconded, adopted
by the following vote on the 30th day of March, A.D., 2015.

RE: ACKNOWLEDGE CANCELLATION OF TAX LIEN SALE CERTIFICATE
(TS CERT 2008-03541) FOR PARCEL #131107406013
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to

the Tax Lien Sale Certificate (TS CERT 2008-03541) for the property described above and to
deny a refund to the holder of the Certificate.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that cancellation of the Tax Lien Sale Certificate (TS CERT 2008-03541), on
parcel #131107406013, by the Weld County Treasurer, be, and hereby is, acknowledged.

MEMO TO: WELD COUNTY BOARD OF COUNTY COMMISSIONERS,
As the Weld County Treasurer, State of Colorado, I request authorization by resolution to cancel the
Tax Lien Sale Certificate number 2008-03541 1 pursuant to C.R.S. §39-10-114.
According to the Treasurer's Tax Sale Records this property went to tax sale on November 7,
2008 due to unpaid property taxes for the tax year of 2007 .
Reason for this request is as follows: A Special Warranty Deed was recorded in Weld County on
January 13, 1999, Reception#2666537, transferring ownership from St. Vrain Partners, LLC to St.
Vrain Ranch Community Association, Inc. An account was created on the Weld County tax roll in
September 2007 under the ownership of St. Vrain Partners LLC after it was brought to the attention
of the Assessor's Office that there was not any record or information regarding the parcel. The
ownership listed on the account was incorrect per the warranty deed previously recorded. In 2008 the
property taxes were not paid resulting in the account going to the tax lien sale. This was an erroneous
sale due to the ownership being incorrect, which should have been under the homeowner's
association, and property taxes should not have been assessed.
