The parent parcel contained two buildings totaling 116,256 square feet and 89 acres of land. The split occurred in an intervening year therefore the value of the two new parcels must equal the 2011 value of the parcel they were split from, making the 2012 value an allocated value. The subject property is located at 7040 CR 20 in the town of Firestone. The subject is located one mile east of Colorado Boulevard on County Road 20, adjacent east of Saddleback Golf Course. The subject contains 3,762,254 square feet or 86.37 acres of land. It is estimated that 80.2 acres of land is considered excess land. The property is improved with a 94,332 square foot Light Industrial Manufacturing building. The subject's improvement was originally built in 1998 and remodels in 2005 and 2011. The improvement is constructed of average quality metal frame and is considered in typical condition. Cost Approach: The subject's improvements are more than fourteen years old, for older buildings it is harder to quantify the proper amount of depreciation to apply in the cost approach to value. For this analysis the cost approach was not performed Market Approach: Research revealed three sales similar to the subject during the extended data collection period of 12/01/2007-06/30/2010. The Assessor's office research of vacancy in the Northern Colorado resulted in an estimated 10%vacancy for properties similar to the subject. Typical management and reserve are deducted as expenses. The Winter 2009/2010 Burbach &Associates Real Estate Investment Survey indicate the capitalization rate should be 9%. Using this data an Income Approach indicated value is estimated to be $6,093,847 or$65/sf. Reconciliation and Summary: In reconciling the Cost, Market, Income Approach the most weight is given to the Market Approach based on the subject being owner occupied.
