Subject: Rezoning Application (COZ14-0006)—Vicki Lake
Dear Ms.Aungst:
The Town of Windsor Planning Commission reviewed this referral at its regular meeting of November 05,
2014. The subject property is located within the Town's Growth Management Area (GMA) and is
depicted as Low Density Estate Single Family Residential (E-1) on the Town of Windsor's Land Use Plan
Map. The Windsor Comprehensive Plan states that the E-1/Estate Residential depiction provides for
"...the maximum usage of topographic features to promote a balance of residential zoning by creating a
semi-rural environment."
Given the property location within the Town's GMA, the Town's Comprehensive Plan anticipates that the
property will be annexed at such time that a change of use or increased intensity of development is proposed.
However, since the rezoning is intended to bring the property into compliance and based upon the fact that
no new development is proposed, annexation is not warranted at this time.
Based upon the aforementioned information, the Planning Commission has forwarded a recommendation of
approval of the proposed rezoning application to the Weld County Department of Planning Services.
