We can stipulate to $2.75 psf. 2. R6779579 and R6779580 Poudre Valley condos at$200 psf. The 3.7m sale that occurred was 4 units of which 75% of the total sf was core and shell. This allocates to $200 psf on the finished units and $120 psf on core and shell units. I have 1 other condo sale in a building in Greeley that is inferior in condition at $180 psf. 2 3. R1494702 &R7444098 D & K Development vacant lots. These are 1.48 acre at $2.00 psf and .41 acre lot at $2.34 psf. The comps you listed are 12 and 134 acres and really don't correlate to the value of these smaller lots. I would be willing to put the 2nd account at the same $2.00 psf. 4. R8402799 Poudre Valley Medical Office. We forgot to talk about this one. I have this at $140 psf. The comparables you provided are really not on the same scale as the subject in terms of location or condition. I have parcel 095922289001 that sold for$224 psf and 8509473004 in Larimer County at $200 psf. Thanks!
