Dear Kim Ogle,
I am sending this letter in regards to the proposed storage of commercial materials that is next to our
property.There are some concerns that I would like to see addressed and seen through. Under the site
plan and within the submittal it never states how large of the area will be used for storage,what type
and height of fence,will the fence surround the whole area and what type of screening will be used.
Another inquiry is the property is identified Suburban Residential (SR) under the Comprehensive Land
Use Plan adopted August 2009, this use is not identified as residential. In the past we have called zoning
because this property was an eye sore.This property had little regard to our concerns and continued to
bring in more materials.This summer I personally met Bethany Salzman on my property to see what
condition this property was in. We would like to see this property be held to regulated standards so that
it will not become an uncontrolled junkyard.

We are in receipt of an Application Review Notification Card regarding among other things, the
approval of"a non-commercial junkyard" on the property of our neighbor Richard Carlson. The
Case# is USR14-0061.
Our neighborhood on Road 10, West of Road 45 has turned into a rather attractive
neighborhood. The Town of Hudson is building the Hudson Public Library just north of us on
Road 45. A beautiful addition! We have a well-kept, clean horse training facility at the bottom
of the road. A neighbor is building a home at the very end of the road—there is NO junk lying
around—everything is neatly kept. On the other side of the road is a farm with some farm
equipment. The neighbor two houses up from us recently built a large "shop" on his
property—he too kept it picked up and clean. No junk lying around.
Unfortunately, Mr. Carlson already has what we consider "non-commercial junkyards" on his
property. To the East he has built a home which he rents out but he still uses the property to
put some of his junk—some inside a large green building on the site and some sit outside. For
some reason, this area is not outlined on the Application Review postcard. He also has quite a
large "non-commercial junkyard" at the top of his driveway, surrounding his home which is
landscaped with many large trees, blocking our view of that. We have tried to be good
neighbors and ignore the mess. It is terribly embarrassing when people pick us up to go places
or bring us home and without fail drive by Carlson's property and say something like "Wow,
they sure have a lot of junk.", or "How do you stand living next to something like that?" Also,
when we receive a postcard from Weld County Planning Services asking for approval of a "non-
commercial junkyard", we are no longer able to ignore it.
Several months ago, an old, large mobile office type building was parked right by the Carlson
driveway near a large pile of chunks of broken cement. Nothing has been done with any of it—
we don't know their plans. But if the mobile office type building is what they are thinking of
using to store their "commercial materials (doors, trim, carpet,toilets and cabinets)" it certainly
makes sense that they would need more room and thus approval for another junkyard. We
object and would appreciate their cleaning up all their other junkyards.
