TO THE I-2 (INDUSTRIAL) ZONE DISTRICT- WELD 34, LLC, C/O ENVIROTECH
SERVICES
A public hearing was conducted on September 16th, 2015, at 9:00 a.m., with the following present:
Commissioner Barbara Kirkmeyer, Chair
Commissioner Mike Freeman, Pro-Tem
Commissioner Sean P. Conway
Commissioner Julie A. Cozad
Commissioner Steve Moreno
Also present:
Acting Clerk to the Board, Tisa Juanicorena
County Attorney, Bruce Barker
Planning Services Department representative, Diana Aungst
The following business was transacted:
� � Commissioner Conway asked for clarification regarding the noticing of this case at 9:00 a.m.
Chair Kirkmeyer stated it is the Board's prerogative to recess if that is the pleasure of the Board;
however, it was noticed for 9:00 a.m. and there is no need to recess. In response to Commissioner
Conway, Diana Aungst stated the public has been noticed by a sign on the property and a legal
notice in the paper. The Board concurred not to recess.
� I hereby certify that pursuant to a notice dated July 31, 2015, and duly published August 5,
2015, in the Greeley Tribune, a public hearing was conducted to consider the request of Weld 34,
LLC, c/o EnviroTech Services, for a Change of Zone, COZ15-0001, from the A (Agricultural) Zone
District to the I-2 (Industrial) Zone District. Bruce Barker, County Attorney, made this a matter of
record.
� Diana Aungst, Department of Planning Services, entered the applicanYs request that the
matter be continued to November 18, 2015, at 10:00 a.m., to allow adequate time to evaluate a
recent potential opportunity for the development of the subject parcel, which may affect the plans
and referral process, and to be heard at the Planning Commission hearing to take place on I
October 20, 2015. '
� Tim Pike, applicant, expressed his desire to continue due to several companies having
expressed an interest in the site and no decision has been made to date. Depending on the
direction, the site plans would be dependent on that decision. He stated the one sure facet of
future operations is the use of the railroad in the area. He further stated the importance of
continuing to work with the neighbors prior to the Planning Commission hearing.
� No public testimony was offered concerning this matter.

= Commissioner Conway moved to continue the request of Weld 34, LLC, c/o EnviroTech
Services, for a Change of Zone, COZ15-0001, from the A (Agricultural) Zone District to the
I-2 (Industrial) Zone District, to November 18, 2015, at 10:00 a.m. The motion was seconded by
Commissioner Freeman, and it carried unanimously. There being no further discussion, the
hearing was completed at 9:37 a.m.
This Certification was approved on the 21 st day of September, 2015.
