Firestone, CO 2012 Assessors Value $1,158,043 ($140/sf) SUBJECT: The subject property is one of two parcels that make up I-25 Kia complete auto dealership. The subject and adjacent parcel were split in 2012 from parcel 1313-11-0-00-074. The split occurred in an intervening year therefore the value of the two new parcels must equal the 2011 value of the parcel they were split from, making the 2012 value an allocated value. The subject property and the adjacent lot sold 5/14/2012, reception #3846189 for$3,250,000. The subject property is located at 10168 E. I-25 Frontage Road in the town of Firestone. The subject is located on the east frontage road on Interstate 25 one mile south of Highway 119 and has very good visibility from I-25. The subject contains 183,311 square feet or 4.2 acres of land. There are two improvements on the property. One is an office building with 2,240 square feet the other building is a service garage with 6,000 square feet. Both buildings were built in 1997, are of good quality masonry construction and are in average condition. Cost Approach: The subject's improvements are more than twelve years old, for older building it is harder to quantify the proper amount of depreciation to apply in the cost approach to value. For this analysis the cost approach was not performed Market Approach: Research revealed three sales similar to the subject during the extended data collection period of 02/01/2008-06/30/2010. These sales support a Market Approach value of$160/sf is selected, equating to a value of$1,318,400. Income Approach: The subject property and the adjacent lot have been leased since 2009 for$28,000 per month NNN. For this analysis we will use half the actual rent for the income approach of the subject property. The Assessor's office research of vacancy in the Northern Colorado resulted in an estimated 20%vacancy for properties similar to the subject. Typical management and reserve are deducted as expenses. The Winter 2009/2010 Burbach & Associates Real Estate Investment Survey indicate the capitalization rate should be 10%.
