The existing residence is proposed to be converted to a commercial application as a trucking company office and shop. This evaluation of existing documents is to determine if the existing design and installation is large enough to support the proposed change of use. Because the system was just installed in June of this year, we do not believe that a site visit is warranted. The evaluation of the system will be performed by reviewing the existing design information and finaled permit. An existing OWTS was permitted on June 23, 2014, and installed in July of 2014. The installed system consists of a 1,000 gallon, concrete, two-compartment septic tank, followed by a distribution box discharging to a soil treatment area bed containing 20 Infiltrator Quick4 chambers. The system operates by gravity flow. No shop floor drains will discharge to the OWTS. The flows indicated in the table above are conservative, as the three managers are actually part of the group of 25 Truck Drivers, but do some office work, so have been broken out separately. The number of truckers using the facilities each day has been estimated high, and a full 5-gallon load has been used to estimate their contribution, even though each flush will be less than 1.6 gallons.The two mechanics have been estimated as contributing the full 15 GPD/Person, and 5 clients have been added, even though it is our understanding that the facility will have only a few clients come to the office per year. The septic tank for the commercial facility must provide a minimum of 2-days retention time for the wastewater, and have at least 400-gallons capacity, with two-compartments per the new regulations; therefore, the 1,000-gallon, concrete, two-compartment tank installed is adequate for the new application. Considering that the OWTS is new, and that it is sized for almost double the anticipated wastewater load, it is our professional opinion that the system, as installed, is sufficient in size to support the proposed commercial activity.
