NW '/4 Sec. 31, T6N, R65W, 6th P.M. Water Division 1, Water District 3 Dear Ms. Aungst: The submitted material does not appear to qualify as a "subdivision" as defined in § 30-28- 101(10)(a), C.R.S. Therefore, pursuant to the State Engineer's March 4, 2005 and March 11, 2011 memorandums to county planning directors, this office will only perform a cursory review of the referral information and provide comments. The comments will not address the adequacy of the water supply plan for this property or the ability of the water supply plan to satisfy any County regulations or requirements. The applicant is seeking a Site Specific Development Plan and Use by Special Review (USR) permit for the historic use of the property for recycling of aggregate including concrete, asphalt and fill dirt in the AG zone. The applicant has a pending lot line adjustment (case no. SUBX14-0016) to remove approximately 3.9 acres zoned 1-3 from parcel 080331200002; therefore the proposed USR will only apply to the remaining approximately 13.18 acres zoned AG. The site is anticipated to be used by one or two full-time employees. There will be no customers or visitors to the site aside from up to fifteen (15) semi-trucks that will access the site for product delivery and removal. Bottled water and portable toilets will be available at this site. Offices, restrooms, and employee parking will be available at the Bucklen Equipment site to the east. If necessary, a water tanker truck or portable sprinkling system will be used at the site for dust abatement.
