RE: APPROVAL OF FINAL PLAT - IDA INDUSTRIAL SUBDIVISION -
SECOND FILING
WHEREAS, on the 8th day of November, 1976, the Final Plat
for Ida Industrial Subdivision - Second Filing, was submitted
by L. Harlow Leeper to the Board of County Commissioners for
approval in accordance with the Subdivision Regulations of
Weld County, and
WHEREAS, the Board of County Commissioners heard all of
the testimony and statements of those present, and
WHEREAS, the Board of County Commissioners has studied the
request and studied the recommendations of the Weld County
Planning Commission, as submitted, and having been fully in-
formed and satisfied that the submitted Final Plat conforms in
all respects with the requirements of the Weld County Subdivision
Regulations, and that approval of said Final Plat would be in
the best interests of the County, and
WHEREAS, the Board of County Commissioners finds that the
Final Plat conforms in all major respects to the Preliminary
Plat as previously reviewed and approved by the Board of County
Commissioners, and
WHEREAS, the Board of County Commissioners further finds
that the applicant has complied with the Final Plat submission
requirements as set forth in the Weld County Subdivision Regu-
lations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the Final Plat for
Ida Industrial Subdivision - Second Filing located on the follow-
ing real estate, to-wit:
That part of the Southeast one-Quarter of Section
31, Township 1 North, Range 66 West of the 6th
P.M. , Weld County, Colorado, described as :
Beginning at the Southwest corner of Ida Industrial
Park - First Filing, a subdivision of a part of
said Southeast one-quarter; thence Northerly along the
West line said Ida Industrial Park - First Filing as
follows : Along the arc of a curve to the right
228. 27 feet, the delta of said curve is 17°11 ' 25" ,
the radius of said curve is 760. 84 feet, the chord
of said curve bears N08°35 ' 42" E, 227. 42 feet; thence
N17°11 ' 25" E a distance of 833. 14 feet to a point;
thence S90°00 ' 00"W a distance of 721. 733 feet to a
point on the Easterly R.O.W. line of U. S. Highway
No. 85; thence S16°34 ' 30" W along said Easterly P n tei
�. , line a distance of 1065. 034 feet to a point 104E 760713

feet North of the South line said Section 31;
thence N90°00 ' 00" E parallel with said South
line a distance of 745. 34 feet to the point of
beginning. Contains 16. 8347 Acres more or less.
be,and hereby is, approved, subject to the Development Standards
appearing on the Final Plat and subject to the following con-
ditions:
1. Grading for the drainage plan shall be performed
by the developer.
2. A letter of credit guaranteeing performance by the
developer must be formally accepted by the Board of
County Commissioners prior to recordation of the Final
Plat.
3. The payment in lieu of dedicated lands provided for
by Section 8-15 of the Weld County Subdivision Regulations,
shall be calculated on a basis of 5% of the subdivision
acreage.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 6th
day of December, A.D. , 1976.
