BOX 758 Greeley,CO 80631 Re: 2015 Real Property Valuation Appeal of the Assessor decision To whom it may concern: We are protesting the increase in value of our property by$83,605(a 15.92%increase). Our property is in Pine Ridge Estates and the properties in our neighborhood that sold in the 2013/2014 time period sold at an average loss. As we proved in the original protest letter,there was not one sale in the neighborhood where a property gained anywhere close to 15.92%in value. There are several reasons for the poor performance of our properties.Several homeowners cited high HOA monthly dues as the main reason that properties in the neighborhood do not sell. Many were on the market for more than two years.One residence in our neighborhood, parcel 3935 that sits on 1.01 acres and is valued at$720,158, had been on the market since 2012.Just recently the homeowners took the"for sale"sign down.The house did not sell.Similar properties in other markets would have sold in days to weeks during the 2013/2014 time period. In 2002 Mr. Mark Lusby from the Assessor's office came to assess the value of our new house,and stated that he cannot appraise our property as high as the property of Dale Hall,our neighbor,who lives across the street.He stated that our home does not have a"wow effect" and is very plain. I had to agree with him.Our basement is not finished;we also do not have a fourth garage for an RV with a greenhouse nor a gazebo in our garden. Nevertheless the Hall's residence is appraised at$580,813.That is$28,201 lower than our residence and we have not made any improvements since we moved in. Even Zillow.com estimates the Hall's property at$762,651 and ours at$695,798,ours being$66,853 lower. Based on the timeline set by law,January 1, 2013 through June 30,2014, all the sales in our subdivision do not support this increase.Since location is crucial for the value of any property, Pine Ridge Estates properties in the 2013/2014 time period did not hold their value as we had expected when we purchased the lot in 2000.
