I do not have the ability to determine whether it is adequate or not for the new use, so all I can do is state the facts regarding the water service. I would recommend to the property owner having a water demand analysis completed to determine if it is adequate for the new use once it is determined. If it changes to a commercial/industrial use, then our staff would change the classification for the tap and water bill, based on Weld County's approval. The other item to pass along is, if this site is approved to change to commercial/industrial,the property owner will need to dedicate raw water to the City of Greeley for this water tap. Our client is wanting to rezone the property(two parcels containing 136+/-acres) from Ag to 1-2. At this time, they don't have a proposed site plan or know what they want to put on the property, but one of Weld County's requirements for a change of zone is to know whether or not there is adequate water supply. So, my question is... could the City serve this industrial property given this limited amount of information? Thanks!
