We however, are writing to respectfully Petition the Board of Equalization for further reconsideration to the recent significant increase in the Real Property Valuation for our principal address indicated above . To reiterate our position , we still feel very strongly that even a 16% increase in our property valuation is too excessive given the following circumstances in our locale : 1 . There have been no improvements to this property since our 2005 renovation . 2 . We are located in the original old town of Frederick . This area has not had any new development since the early 1990' s to increase neighboring property values . 3 . Since the recession , this area has been blighted by a wave of foreclosures in the immediate vicinity . These properties have been liquidated to absentee landlords and placed into the transient rental market . These rental properties are no longer maintained as they once were when inhabited by owner occupants . This is a hindrance to any new development and only erodes our property values . For example , the residence at 501 3rd Street, which is 50 feet from our house has sat abandoned for nearly 4 years now locked up in a foreclosure proceeding . The property has become an unmaintained nuisance and we are constantly complaining to the Town of Frederick for basic property maintenance and public safety . 4 . Also since the recession a host of local business within immediate proximity to our home have been shuttered and the buildings sit vacant. The WeldCo head-start school was moved and demolished and the former WeldCo branch library sits vacant, both within 100ft of our property . The local Valley Bank was closed and has been vacant for several years . Two coffee shops , restaurants and a host of other small business have all vacated the old town area of Frederick in the last several years . St . Theresa's Church is building outside of old town and will be moving soon . These places are all within a three block radius of our home . Again , this only further erodes our property values . Additionally , please see the attached 37 comparable sales within the requested timeframe . As you can see none of these properties are remotely close to your assessed valuation of our property. This research further reinforces our opinion that this neighborhood is devaluing our property values in stark contrast with your assessed increased . We would again politely reiterate our question as to the fairness and validity of anything more than our previous valuation of $218 , 768 .
