RE: APPROVE PUD OWNER'S ACCEPTANCE AND APPROVAL OF PROPOSED
BUILDING ADDITION ON PART OF TRACT D, WELD COUNTY BUSINESS PARK,
AND AUTHORIZE CHAIR TO SIGN - FLORIDA CIRTECH (CIRTECH HOLDINGS, LLC)
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has been presented with a PUD Owner's Acceptance and
Approval of the Proposed Building Addition on part of Tract D, Weld County Business Park, from
the County of Weld, State of Colorado, by and through the Board of County Commissioners of
Weld County, on behalf of the Department of Planning Services, for the benefit of Florida Cirtech
(Cirtech Holdings, LLC), with further terms and conditions being as stated in said acceptance and
approval, and
WHEREAS, after review, the Board deems it advisable to accept and approve said
building addition, a copy of which is attached hereto and incorporated herein by reference.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the PUD Owner's Acceptance and Approval of the Proposed Building
Addition on part of Tract D, Weld County Business Park, from the County of Weld, State of
Colorado, by and through the Board of County Commissioners of Weld County, on behalf of the
Department of Planning Services, for the benefit of Florida Cirtech (Cirtech Holdings, LLC) be,
and hereby is, accepted and approved.
BE IT FURTHER RESOLVED by the Board that the Chair be, and hereby is, authorized to
sign said PUD Owner's Acceptance and Approval form.

Please find attached one (1) letter entitled PUD Owner's Acceptance and Approval for your
signature.
Florida Cirtech, located at 1309 N. 17th Avenue in the Weld County Business Park Planned Unit
Development (PUD) in Greeley, is proposing a building expansion to their site. As part of the
existing PUD agreement, any expansion must be approved by a minimum of 75% of the
property owners in the PUD. According to Ms. Carlin Barkeen of the City of Greeley Planning
Department, a signature by a Weld County official will satisfy the ownership requirement.
I've also attached a previously signed letter for Rubadue Wire, which went through the same
process during their building expansion in 2010.

PUD Owner's Acceptance and Approval
Florida Cirtech, Building Addition
Part of Tract D, Weld County Business Park, Greeley, Colorado
Florida Cirtech (Cirtech Holdings, LLC) is proposing a building addition to their site located at
1309 North 17th Avenue. The site is comprised of one lot for a total of 3.25 acres. The
proposed building expansion will be limited to the subject lot. The existing building on the
property contains 19,900 square feet of office, manufacturing and warehouse space. The
applicant is proposing a 6,500 square foot addition which will be for warehousing. The
property has a total of 21 existing asphalt-paved parking spaces. No additional parking
spaces are proposed. The proposed addition will be of similar construction and materials as
the existing building in order to create a harmonious appearance; however, it will have a new
and upgraded appearance. The existing water service will be utilized for the addition. An
additional sanitary sewer service may be installed in the future, which would connect to the
existing 36" sanitary sewer on the northwest side of the property. Approval for the sanitary
sewer has already been granted by the City of Greeley. Storm drainage will adhere to
existing drainage patterns and as documented in previous drainage reports.
No new easements are anticipated and all existing easements will remain as previously
dedicated.
As an Owner of property located within the existing PUD for subject property, I hereby
acknowledge and approve of the proposed improvements on subject property.

PUD Owner's Acceptance and Approval
Rubadue Wire, Building Addition and Outdoor Storage
Lot 1, Tract D, Weld County Business Park, Greeley, Colorado
Rubadue Wire is proposing a building addition and outdoor storage to the site located at
1301 North 17'" Avenue. The site is comprised of one lot for a total of 3.25 acres. All
proposed improvements will be limited to the subject lot. The proposal will expand the
existing parking lot and detention facilities on site. The existing building on the property
contains 14,841 square feet for officelfabrication/warehouse space. The applicant is
proposing a phased 32,000 square foot addition which include their current uses including
office, R&D, light manufacturing, warehousing, distribution, outdoor storage and other
accessory uses. The property will have a total of 86 parking spaces available with this
proposal. The proposed addition will be of similar construction and materials as the existing
building in order to create a harmonious appearance, however it will have a new and
upgraded appearance. Existing water and sewer services will be utilized for the addition and
no additional services are necessary or anticipated. Storm drainage will adhere to existing
drainage patterns and as documented in previous drainage reports. Drain pans will be
extended as necessary and stormwater will continue to be directed around the building as it
flows from East to West.
No new easements are anticipated and all existing easements will remain as
previously dedicated.
As an Owner of property located within the existing PUD for subject property, I
hereby acknowledge and approve of the proposed improvements on subject
property.
