The site is comprised of one lot for a total of 3.25 acres. The proposed building expansion will be limited to the subject lot. The existing building on the property contains 19,900 square feet of office, manufacturing and warehouse space. The applicant is proposing a 6,500 square foot addition which will be for warehousing. The property has a total of 21 existing asphalt-paved parking spaces. No additional parking spaces are proposed. The proposed addition will be of similar construction and materials as the existing building in order to create a harmonious appearance; however, it will have a new and upgraded appearance. The existing water service will be utilized for the addition. An additional sanitary sewer service may be installed in the future, which would connect to the existing 36" sanitary sewer on the northwest side of the property.
