The land value on the improved lot land was adjusted down to $2.25 per square foot in June. This adjustment was applied because we no longer considered the sale of that parcel at the $1,085,000 sale price which was recorded on the Deed. We instead used other land sales to determine the value of the land. By multiplying the land area of 175,547 square feet of the site by the $2.25 per square foot (average land sales) equals a total value for the land only at$394,980.00. The improvements which include the canopy, asphalt and concrete have a combined total value of$253,991.00. This would create a total value for that subject at $630,527.00. These improvement to the land create the higher value as the subject is not just vacant land. 2 In June you stated you thought the value should be $400,000 on this parcel and now you say the value should be $300,000. Can you explain to me how your change in value came about and can you provide further detail in how you determined your opinion of value? As far as the gas station/C-stores, the value is broken down by land and improvement. Additionally, I have sales within the base period that sold at$215.89, $311.11 and $354.29 price per square foot for similar gas station/c-store/car wash properties. Your gas station/c-store is currently valued at $164.31 per square foot, well below what comparable properties are selling for. Again, in June you stated the value should be $650,000 and now you say the value should be $400,000. Can you explain to me how your change in value came about and can you provide further detail in how you determined your opinion of value? I would really like to come to an agreement with the values, but I have cost manuals that are used and sales of similar properties which are all used in determining value. Feel free to call me with any further questions or comments. We will be scheduling hearings tomorrow, for next week, if we cannot agree to a value.
