THIS DEED, Made this 2 ndday of April, 2002, between Leslie E. Peterson and Joan
M. Peterson of the County of Weld and State of Colorado, grantors, and Jesus A. Hernandez and
Margaret L. Cardenas whose legal address is 2915 D Street, Greeley, CO 80634 ,
of the County of Weld and State of Colorado, grantees:
(A) WITNESSETH, that the grantors, for and in consideration of the sum of other good and
j valuable considerations and Ten DOLLARS, the receipt and sufficiency of which is hereby
acknowledged, have granted, bargained, sold and conveyed, and by these presents do grant, bargain,
sell, convoy and confirm unto the grantees, their heirs and assigns forever, not in tenancy in

hereafter discovered, including oil and gas rights, as conveyed to Union Pacific Land
Resources Corporation by Deed recorded January 24, 1975 in Book 731 as Reception
No. 1652692 of the Weld County records, and any interests therein or rights
thereunder,
(7) Oil and gas lease between Leslie E. Peterson and Joan M. Peterson and H&C Colton
Co. dated March 2, 1982 and recorded March 15, 1982 in Book 963 as Reception No.
1885579 of the Weld County records, and any interests therein or rights thereunder,
and the extension of the above described oil and gas lease as claimed by Affidavit of
Production pursuant to C.R.S. 38-42-106 by H&C Colton Co. recorded May 15, 1985
in Book 1069 as Reception No. 2009713 of the Weld County records and by Lyeo
Energy Corporation recorded November 10, 1988 in Book 1215 as Reception No.
2161559 of the Weld County records,
(8) Any and all reservations, limitations, contracts, exceptions, covenants and conditions
contained in instruments of record which in any way relate to or burden the above
described premises, and
(9) Reservation by the grantors herein, as tenants in common, in and to all of the oil, gas,
minerals and mineral rights in, on and under the above described property, subject to
those certain rights as conveyed to Union Pacific Land Resources Corporation by deed
recorded January 24, 1975 in Book 731 as Reception No. 1652692 of the Weld County
records, and any interests therein or rights thereunder.
TOGETHER with all and singular the hereditaments and appurtenances thereunto
belonging, or in anywise appertaining, the reversion and reversions, remainder and remainders,
rents, issues and profits thereof, and all the estate, right, title, interest, claim and demand
whatsoever of the grantors, either in law or equity, of, in and to the above bargained premises, with
the hereditaments and appurtenances.
TO HAVE AND TO HOLD the said premises above bargained and described, with the
appurtenances, unto the grantees, their heirs and assigns forever. And the grantors, for themselves,

their heirs and personal representatives do covenant, grant, bargain and agree to and with the
grantees, their heirs and assigns, that at the time of the ensealing and delivery of these presents they
are well seized of the premises above conveyed, have good, sure, perfect, absolute and indefeasible
estate of inheritance, in law, in fee simple, and have good right, full power and lawful authority to
grant, bargain, sell and convey the same in manner and form aforesaid, and that the same are free
and clear from all former and other grants, bargains, sales, liens, taxes, assessments, encumbrances
and restrictions of whatever kind or nature soever.
The grantors shall and will WARRANT AND FOREVER DEFEND the above-bargained
premises in the quiet and peaceable possession of the grantees, their heirs and assigns, against all
and every person or persons lawfully claiming the whole or any part thereof
