This hearing will be held at the Weld County Administration Building, Assembly Room, 1150 O Street, Greeley, Colorado. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor or his designee will be present. The Board will make its decision on the basis of the record made at the aforementioned hearing, as well as your petition, so it would be in your interest to have a representative present. I have included backup on similar properties in size as well as a summary of these findings. Based on this information,a fair market value would be$150,083. Finally, I have included a copy of the MLS sheet from a neighboring property currently listed at$135,000 (WIN THE L13 Hilltop Estates)which has been on the market for many years now which would be indicative of my property's value less any reasonable offer based on full asking price. Impacts which drive the value of this lot are the: 1. Lack of mountain or water view 2. Adjacent oil drilling and wells located next to the property 3. Shortage of sales based on currently listed properties at a value significantly less than the proposed assessment. 4. Poor soils conditions which would require an extensive investment to stabilize any structures or pavement areas. 5. Adjacent to the radio tower and guy wires.
