Thence by true bearings , magnetic variation 14° 30' E.
S . 85° 00' E. 830 feet along the south right of way fence of
the Union Pacific R. R.
S . 4 ° 30' W. 267 feet along the west line of highway # 38
N . 24 ° 30' Vi. 124 feet
N. 770 30"N. 771 feet to the west line of section 23.
N. 60 feet to the point of beginning.
Area 2.2 acres more or less.
The consideration herein stated is in full compensation for all damages which would be considered
and assessed in any award or verdict in a proceeding under the Statutes of Colorado, to condemn
said strip of land for public road.
