Date : October 7 , 2014
The Department of Planning Services on behalf of the applicant. Euden and Bianca Balderrama
and the applicant's representative, Larry Carroll , Jr. , with the Carroll Group. Ltd . . are
requesting a continuance of USR14-0039 for a Site Specific Development Plan and Use by
Special Use Permit for any use permitted as a use by right, an accessory use , or a use by
special review in the commercial or industrial zone districts (heavy equipment - trucking and
truck repair shop along with outside equipment/vehicle storage and staging) , provided that the
property is not a lot in an approved or recorded subdivision plat or lots parts of a map or plan
filed prior to adoption of any regulations controlling subdivisions in the A (Agricultural) Zone
District due to an unforeseen medical emergency.
Planning staff is requesting this case be continued until the November 4 , 2014 Planning
Commissioners hearing docket.

This letter is intended to provide information regarding Site Plan revisions proposed for Triple B
Transport (Euden and Bianca Balderrama, Applicants). Legal description is Lot B of Recorded
Exemption No. RE-4704 being part of the SW4 of Section 22, T2N, R66W of the 6th PM., County of
Weld, State of Colorado. The location is 1300 feet east of County Road 31 , north of and adjacent to
County Road 18.
These revisions are to address concerns expressed by the neighboring property owners at the Public
Hearings. A revised site plan is enclosed for your information. The proposed revisions are intended to
reduce potential conflicts between the proposed use (heavy equipment — trucking and truck repair shop
along with outside equipment/vehicle storage and staging) and neighboring properties.
Please note the following features:
• The area designated for truck parking has been reduced to 2.58 acres, situated on the eastern
side of the 22.53-acre property. The truck parking area will be screened with a 6' opaque
fence.
• The 4000 square foot shop is now shown on the north side of the truck parking area, situated
on the east side of the property.
• The future residence building area is in the same location as previously proposed. The overall
residential portion of the property is approximately 8-acres, including the property between the
truck parking and the adjacent properties to the west.
• A 9.68-acre portion of the property on the north side will be designated for oil and gas
production as requested by Ken McGee et. al.

B. The intent of the agricultural Goals is to support all forms of the agricultural
industry and, at the same time, to protect the rights of the private property
owners to convert their agricultural lands to other appropriate land uses. The
County recognizes the importance of maintaining large contiguous parcels of
product agricultural lands in nonurbanizing areas of the County to support
economies of scale required for large agricultural operations.

is in an area that can support such development, and should attempt to be
