We strongly disagree with the minimal reduction from $517,660 to $496,500, as comparable properties in the immediate area support that a valuation of no more than $430,000 is fair valuation as of June 30th, 2014. At this time we are listing five exhibits, one of which (Exhibit C) is on our street and the remaining four properties are less than tow miles (Exhibit A, B, D & E) in nearby developments. Again, we have no idea what the supporting comparative properties Weld County is using for this significant raise in valuation. Exhibit A 5706 Capistrano Way Frederick, Co. 80504 Note: This property, that sold 5/16/14 sold for $439,000 with comparable square footage.
